Position Overview
STS is seeking a Facilities Manager to join the facilities team and work collaboratively to provide safe and secure educational facilities that are clean, well-maintained, comfortable and attractive. Specifically, this position operates and maintains the campus fields and grounds, water ways, water wells, and all out buildings including the maintenance residence, water treatment plant, wastewater treatment plant, workshop, storage sheds, and auxiliary buildings. This position is required to perform minor repairs, monitor and maintain such equipment/systems as (but not limited to) fire and life safety, security, HVAC, specialty equipment, bathroom fixtures, lighting and building systems. It is expected that the Facilities Manager has wide knowledge in these areas and is also accountable for modeling standards of conduct, safety, procedures, and operations while ensuring the effective and efficient delivery of services.
Core Areas of Responsibility
Grounds Maintenance and Landscaping
· Perform all duties in accordance with provincial legislation, industry standards and STS procedures to ensure their own safety and the safety of team members, other employees, students, visitors and contractors.
· Determine work priorities and schedules as well as the development of strategic maintenance plans for the grounds and out-buildings and short-term department work plans.
· Maintain a productive balance between quality and quantity of work in an efficient and timely manner and demonstrate adaptability to changes in work priorities.
· Oversee and take part in all grounds maintenance for soft and hard landscaping, waterways and forests, signage, lighting, trails, sidewalks, parking lots and roadways.
Equipment and Inventory Management
· Oversee and take part in all repairs to equipment and systems for the provision and distribution of water and waste.
· Oversee and take part in repairs to all out-building systems and equipment.
· Oversee and take part in maintenance of vehicles, grounds equipment and tools.
· Oversee and take part in routine and preventative maintenance work orders related to the areas of responsibility.
· Develop, implement and take part in a snow removal program that responds to the needs and safety of the campus, users and residents.
· Monitor performance of heating, electrical, mechanical, vehicle and equipment systems and trouble–shoot problems to ensure safe and efficient operation.
· Ensure that annual tests and inspections related to the core areas of responsibility are completed and filed appropriately.
· Maintain clean and tidy workspaces.
· Assist in the ongoing development and implementation of the STS Health and Safety program. Liaise with the H&S Officer to ensure all required staff training has been designated, completed and documented.
· Take ownership and initiative for respective areas.
· Effectively prioritize and solve associated work problems in a collaborative manner.
· In relation to the outbuildings, study building plans and specifications, organize records and as-built drawings.
· Maintain an inventory of necessary supplies, tools and equipment and make recommendations for purchase.
· Communicate effectively and demonstrate teamwork to contribute towards positive relationships.
· If necessary, be available as a back-up for the on-call rotation schedule.
· Take part in off hour shifts as necessary.
· Demonstrate and uphold a strong commitment to occupational health and safety.
Residential Duties
· Act as a visible and approachable presence for staff, students and visitors.
· Weekend and holiday snow removal as needed, for emergency access.
Qualifications and Experience
· High School Diploma.
· A valid Alberta Class 5 Driver's license.
· A valid Alberta Fifth Class Power Engineer Certificate.
· Trade certification in any of the major building disciplines.
· Have training in Water and Wastewater Treatment.
· The ability to start, operate and troubleshoot boiler, heating, and ventilation systems safely.
· Strong customer service orientation and ability to maintain confidentiality and work with tact and diplomacy.
· Demonstrated competency in plant operations; with a preference in a K-12 education facility.
· Suitable demeanour to work within a diverse school community and ability to maintain positive relationships with students, parents, employees, contractors and outside agencies.
· Demonstrated ability to understand, speak and write in English, have strong written and verbal communication skills and the ability to keep accurate records.
· Demonstrated working knowledge of computers (e.g. Microsoft Office and Siemens Insight Building Management System).
· Ability to read and interpret building plans and specifications.
· Demonstrate and uphold a strong commitment to occupational health and safety.
· Keep current and updated in technical related matters.
· Must be able to maintain confidentiality and work with tact and diplomacy.
· Self-motivated; able to work independently without supervision, strong organizational and time management skills and demonstrates the ability to work in a team environment.
