Live-in Resident Manager

Job Summary
The Live-in Resident Manager is responsible for the day-to-day operations, upkeep, and cleanliness of the property. This role ensures that the building is safe, well-maintained, and welcoming for all residents, while also performing scheduled and as-needed cleaning duties in common areas.
Building Operations & Maintenance:
- Conduct daily inspections of common areas, mechanical rooms, and grounds.
- Perform minor repairs (e.g., plumbing, electrical, HVAC filters, locks, lighting).
- Respond promptly to emergencies and tenant service requests.
- Report major maintenance issues to the Maintenance Manager and coordinate with contractors when required.
- Monitor building systems (boilers, pumps, elevators, fire safety equipment) and maintain logbooks.
Tenant Management:
- Maintain positive and professional communication with tenants.
- Receive and log tenant maintenance requests and escalate when necessary.
- Monitor and enforce parking rules and regulations for residents, visitors, and contractors.
- Address unauthorized vehicles and report repeat violations to 311 (non-resident) or Property Manager.
- Assist residents with parking-related inquiries and resolve disputes as directed.
Administrative Tasks:
- Maintaining accurate records of lease agreements and related documents.
- Preparing reports on vacancies, occupancy rates and lease renewals.
- Conduct comparative market analysis to determine rental rates.
- Utilizing property management software and CRM systems.
- Update daily activity report, leases, cancellations, transfers, renewals, etc.
Leasing Tasks:
- Schedule and conduct property viewings with prospective tenants.
- Present units in a professional and welcoming manner, highlighting key features and benefits.
- Answer questions from prospective tenants regarding the property, lease terms, and building amenities.
- Ensure vacant units are clean, presentable, and ready for showings.
- Collect and relay prospective tenant information to the leasing/management office for follow-up.
- Coordinate with the leasing team to provide feedback from viewings.
- Maintain secure access to units during and after showings.
Vendor Management:
- Provide access to contractors and service providers for scheduled and emergency work.
- Escort and supervise vendors while on-site to ensure compliance with building rules and safety protocols.
- Communicate scope of work and confirm vendor completion with Property Manager.
- Assist vendors by identifying maintenance issues and locating building systems (e.g., shut-off valves, electrical panels).
- Verify that vendor work areas are cleaned and restored to proper condition after service.
- Maintain log of vendor visits, work completed, and report any deficiencies.
Safety & Compliance:
- Ensure fire exits, extinguishers, and safety systems are functioning and accessible.
- Conduct monthly safety checks and report findings.
- Follow health and safety protocols, including safe storage and handling of cleaning products.
Supervisory:

Qualifications:
· Ability to use hand tools, power tools, and maintenance equipment safely.
· Good troubleshooting and problem-solving skills.
· Ability to work independently and travel between sites as needed.
· Strong communication and customer service skills.
Proficient use of a computer (MS Office) and smart phone (Mandatory)
This position is a full-time residential resident manager role, Monday to Friday with evening and weekend work for on-call. You will be required to live on site carrying a cell phone 24 / 7 and responding to emergencies after hours as needed.
Total Compensation for this position includes an apartment and a competitive salary.
