Construction Manager

Job Summary
We are seeking an experienced Construction Manager to oversee the delivery of multi-family residential projects from the pre-construction handoff through to final occupancy. This role will take ownership of the project after development approvals and agreements are in place, managing, tendering, permitting, consutrction execution, and turnover in close coordination with the General Manager.
Responsibilities
Project Handoff & Pre-Construction
- Assume responsibility of th eproject following land use approvals, development permits, and development agreements
- Review and validate project budgets, scheules and design documents for constructability
- Develop tender packages, solicit bids, and negotiate contracts with trade partners and general contractors.
Permitting & Approvals
- Manage Buidlding permit submissions and related approvals in collaboration with consultants.
- Ensure compliance with all municiapal, provincial, and federal building codes and regulations.
Construction Management
- Lead and manage site teams and external contractors through all phass of consturction
- Oversee schedule, budget, quality control, safety, and risk management throughout construction
- Monitor progress and provide regular reporting to internal stakeholders
- Proactively resolve issues to avoid scheudle delays or cost overruns.
Colloboration & Communication
- Work closely with the General Manager to ensure project goals align with approvals and agreements
- Liaise with consultants, contractors and authorities having jurisdiction (AHJs)
- Cooridnate with property management/asset management teams on turnover and occupancy.
Project Close-Out
- Manage Commisioning, deficiency reviews, turnover packages.
- Ensure timely completion of occupancy permits and handover to operations
Requirements
- Bachelor's degree in Construction Management, Engineering, or equivalant expreince to be considered.
- 5+ years of progressive experience in multi-family or mixed use residential construction.
- Stronge knowledge of construction methods, building codes and construction administration.
- Proven expreince managing budgets, schedules, and teams on large-sclae residential projects.
- Excellent communication, negotiation and leadership skills.
Nice to Have
- Professional designations such as PMP, P.Eng, CET, or Gold Seal Certification
- Expreince working with a developer-builder environment
- Experience with project estimating
Job Type: Full-time
Pay: $70,000.00-$100,000.00 per year
