Job Responsibilities

  • Drive portfolio performance (e.g. occupancy / NOI) through active asset management and collaboration with leasing and operations.
  • In coordination with ownership & the senior executive team, establish key value enhancing strategies and oversee the execution of resulting initiatives.
  • Lead activity related to Leasing, including the lease negotiation process (Rent / TI's) and collaborating with legal and property managers.
  • In coordination with the operations team (construction, property management, leasing, accounting), lead the development and implementation of annual business plans for the assigned portfolio and ensure deliverables are met.
  • Responsibilities to ensure all legal agreements (e.g. Leases / service contracts) are complete, current and support the objectives of the portfolio.
  • Responsible for co-development and implementation of physical capital plans.
  • Assist in the preparation of monthly, quarterly, and annual reporting for accounting/treasury and executives.
  • The individual will also be a key player in the acquisitions, dispositions and financing.
  • Ability to navigate challenging issues by coordinating the appropriate stakeholders to find an appropriate solution.
  • Monitor 3rd service providers in accordance with contract specifications, scope of services and performance.
  • Visit all properties in the portfolio on a regular basis to ensure appearance, maintenance & tenant satisfaction are in line with established standards

Qualifications

  • Minimum 7 years' related experience, with a minimum direct exposure to the industrial asset class of 2 years
  • Strong network and proven relationships in the commercial real estate industry (e.g. other owners / managers, Brokerages and 3rd party service providers).
  • Proficiency in Property Management software (MRI required), MS EXCEL, Word and PowerPoint is preferred; familiarity with ARGUS software is not required but would be a positive attribute
  • Basic knowledge of real estate accounting
  • Demonstrate knowledge of commercial construction processes and materials
  • Deep understanding of real estate legal principles, leases, operations, property cash flow/valuation & market trends
  • Strong customer service orientation coupled with excellent "hands-on" property management experience.
  • Proven track record of delivering on objectives (e.g.: savings, occupancy, tenant satisfaction).
  • Effective negotiation & conflict resolution skills.
  • Strong written & verbal communication skills.
  • Must be willing and able to travel as needed; must possess an automobile & hold a valid Driver's license.
  • Demonstrate excellent organizational & time management skills, and possess ability to work in a high volume, fast paced environment with specified deadlines
  • Exhibit attention to detail and accuracy in daily activities but also the ability to connect strategic objectives and culmination of financial results.
  • Ability to work independently as well as part of a team
  • Active membership with BOMA, NAIOP or other industry associations is a strong preference.
  • University degree in Business, Accounting, Urban Geography & Economics is preferred.
