PROJECT MANAGER (Ottawa West)
Work Location:
Based in Ottawa West, with occasional presence required at our Head Office in Montreal.
THE OPPORTUNITY
As a result of significant growth and expansion, the
Project Manager
will be responsible for a new 2 tower residential development based in Ottawa West and will work in close collaboration with the VP Construction, professionals, owners, Superintendent, Assistant Project Manager and support staff on this mixed-use, multi-phase project.
KEY RESPONSIBILITIES
- Monitor and control construction budgets to ensure financial objectives are met.
- Responsible for the preparation of the scope of work.
- Prepare, manage, and track project schedules for timely completion.
- Collaborate with consultants and subcontractors to resolve issues during construction.
- Lead kick-off and coordination meetings with subcontractors and professionals.
- Supervise and track sub-contractor submittal process:
- Coordinate, review, and comment on shop drawings (reviewed initially by the Technical Director) submitted by sub-trades;
- Submit to appropriate professionals for approval and follow-up in a timely manner;
- Supervise and track changes in plans, change orders, site instructions, including validations of any adjustments in cost etc.;
- Perform monthly reports including updates on cost and schedule;
- Review and track subcontractor submittals, including shop drawings and approvals.
- Support detailed design with consultants to ensure quality, budget compliance, and regulatory adherence.
- Manage plan changes, change orders, site instructions, and cost adjustments with the Scalia development team.
- Oversee project closeout, including equipment start-up, calibration, certification, and documentation.
- Supervise quality control, address deficiencies, manage after-sales service, and assist with permits.
- Supervise the preparation of meeting agendas, minutes, reports, contracts, purchase orders, and approve subcontractor invoices.
- Approval of monthly statements and invoices from subcontractors;
- Other various related tasks related to the project management department.
QUALIFICATIONS
- Bachelor's degree in Construction Engineering, Civil Engineering, Mechanical Engineering, Architecture, or a related field.
- 5 to 10 years of relevant professional experience.
- Demonstrated experience in Project Management within the Ottawa area, including in-depth knowledge of local building inspection regulations and processes.
- Experience in mid-rise to high rise concrete construction residential;
- Strong negotiation skills;
- Knowledge of the Ontario/Ottawa Building Code, applicable laws and other regulations;
- Knowledge of Procore in mandatory;
- Knowledge of AutoCAD would be an asset;
- Knowledge and proficiency in computer tools such as Word, Excel and MS Project;
- Bilingual: spoken and written (French and English) is an asset;
- Experience in scope of work preparation and contract award;
- Reading and understanding of structural plans, mechanical, electrical, architecture, sprinklers, etc.

En raison d'une croissance et d'une expansion importantes, le/la
Chargé(e) de projet
sera responsable d'un nouveau développement résidentiel de 2 tours situé à Ottawa Ouest. Il/elle travaillera en étroite collaboration avec le VP Construction, les professionnels, les propriétaires, le Surintendant, l'Assistant chargé de projet et le personnel de soutien sur ce projet à usage mixte et multi-phases.
RESPONSABILITÉS PRINCIPALES
- Suivre et contrôler les budgets de construction afin d'atteindre les objectifs financiers.
- Responsable de la préparation du cahier des charges / scope of work.
- Préparer, gérer et suivre les échéanciers du projet afin d'assurer une réalisation dans les délais.
- Collaborer avec les consultants et les sous-traitants pour résoudre les problèmes en cours de construction.
- Animer les réunions de lancement et de coordination avec les sous-traitants et les professionnels.
- Superviser et assurer le suivi du processus de soumissions des sous-traitants :
- Coordonner, réviser et commenter les dessins d'atelier (revus initialement par le Directeur technique) soumis par les sous-trades;
- Soumettre aux professionnels concernés pour approbation et assurer le suivi en temps opportun.
- Superviser et assurer le suivi des modifications aux plans, ordres de changement, directives de chantier, y compris la validation des ajustements de coûts, etc.
- Produire les rapports mensuels incluant les mises à jour de coûts et d'échéancier.
- Réviser et assurer le suivi des soumissions de sous-traitants, y compris dessins d'atelier et approbations.
- Appuyer la conception détaillée avec les consultants afin d'assurer la qualité, le respect du budget et la conformité réglementaire.
- Gérer les modifications aux plans, ordres de changement, directives de chantier et ajustements de coûts avec l'équipe de développement Scalia.
- Superviser la clôture du projet, incluant la mise en service des équipements, l'étalonnage, la certification et la documentation.
- Superviser le contrôle qualité, traiter les déficiences, gérer le service après-vente et collaborer pour les permis.
- Superviser la préparation des ordres du jour, procès-verbaux, rapports, contrats, bons de commande et approuver les factures des sous-traitants.
- Approuver les décomptes et factures mensuels des sous-traitants.
- Effectuer diverses autres tâches connexes liées au département de gestion de projets.
QUALIFICATIONS
- Baccalauréat en génie de la construction, génie civil, génie mécanique, architecture ou domaine connexe.
- 5 à 10 ans d'expérience professionnelle pertinente.
- Expérience confirmée en gestion de projets dans la région d'Ottawa, incluant une connaissance approfondie des règlements et processus d'inspection des bâtiments locaux.
- Expérience en construction résidentielle de moyenne à grande hauteur en béton.
- Solides compétences en négociation.
- Connaissance du Code du bâtiment de l'Ontario/Ottawa, des lois applicables et autres réglementations.
- Connaissance obligatoire de Procore. AutoCAD constitue un atout.
- Maîtrise des outils informatiques tels que Word, Excel et MS Project.
- Bilinguisme (français et anglais, parlé et écrit) constitue un atout.
- Expérience dans la préparation de cahiers des charges et l'octroi de contrats.
- Capacité à lire et comprendre les plans structuraux, mécaniques, électriques, architecturaux, gicleurs, etc.
