Overview
We are seeking a skilled and reliable Maintenance Technician with a painting focus to join our team. This role involves providing repair, painting and preventative maintenance for the buildings and grounds of MSHN properties (Autumn House and Bethel Place). This role is essential for ensuring a safe, functional, and well-maintained environment for our residents, with a specific emphasis on maintaining the aesthetic quality of all interiors through high-quality painting and finishing. The ideal candidate will have experience in HVAC, plumbing, carpentry, painting, and mechanical systems. Strong communication skills and excellent time management are essential to ensure efficient completion of projects and high customer satisfaction.
Duties
Primary Focus
- Aesthetics & Finishing: Be the expert for all interior painting, finishing, surface preparation, and touch-ups in units and common areas. Manage paint material inventory and compliance.
Secondary Focus (Facilities & Operations)
- Maintenance & Repairs: Promptly execute resident repair requests, complete unit turnovers, and perform preventative maintenance (PM).
- Systems: Conduct routine maintenance and minor repairs on low-voltage electrical, plumbing, carpentry, and HVAC systems. Troubleshoot building issues.
- Logistics & Safety: Handle supply procurement, coordinate vendors, perform snow/ice removal, respond to emergency on-call rotations, and strictly comply with safety regulations.
Supporting Responsibilities
- Janitorial & Support: Periodically assist with common area cleaning, waste management, and event setup/logistics (e.g., moving furniture, installing A/C units).
- Ensure all work complies with safety standards and regulations
Experience
Preferred Qualifications
- Painting Experience: 1–2 years of dedicated painting experience.
- Proven experience in painting, carpentry, restoration, or related fields
- Technology Skills: Experience with MS Office and working with technology in building components (e.g., automated building systems).
Core Skills & Abilities
- Organizational: Exceptional organizational and time management skills with a strong ability to prioritize tasks and solve problems efficiently.
- Physical: Able to perform all required physical tasks, including cleaning, maintenance, lifting at least 50 lbs., pushing/pulling garbage bins, moving fridges & stoves (Bethel Place), and climbing ladders.
- Interpersonal & Teamwork: Ability to work independently and collaboratively; possess excellent interpersonal communication skills to interact professionally with diverse stakeholders (residents, staff, volunteers, tradespeople).
- Technology Skills: Experience with MS Office and working with technology in building components (e.g., automated building systems).
- Flexibility & Commitment: Willingness to work outside of normal hours for projects or emergencies, and a strong commitment to organizational Mission, Vision, and Guiding Principles.
