**Employment Type - Full Time (Day, Night, and Weekend Rotation)**

This position's shifts rotate between:
Mondays through Thursdays 9:30AM - 8:30PM and 8:00PM -7:00AM

Fridays 8:00AM - 8:00PM and 8:00PM - 8:00AM

Saturdays 8:00AM - 8:00PM and 8:00PM -8:00AM

and Sundays 8:00AM - 8:00PM and 8:00PM - 8:00AM

The shifts provide ample time off with a 4-on/4-off schedule.

**Primary Responsibilities**

Reporting to the Senior Building Operator (Team Leader), within a team of 2 to 4 Building Operators, the primary responsibilities will be to operate and maintain the building in a safe and environmentally responsible manner to the highest level of operational efficiency and customer service.

**Duties**

Under the direct supervision of the Chief Engineer, or as directed by the Senior Building Operator (Team Leader):

- Respond professionally to tenant service requests in a timely manner.
- Conduct daily inspections, record instrument readings, operate, troubleshoot, and repair plumbing, electrical and HVAC systems, including generators, lighting, boilers, chillers, cooling towers, pumps, fan coil units, air towers and fan power boxes.
- Perform scheduled maintenance on all equipment as per manufacturer’s recommendations and legislated requirements including water treatment, filter changes, motor bearing lubrication, belt alignment and replacement.
- Monitor, analyze and optimize equipment control through the building automation system to facilitate efficient and effective building operation.
- Make recommendations on necessary equipment repairs and replacement.
- Ensure that all safety rules and procedures are being followed, minimize hazards, and maintain clean working conditions.
- Participate in internal and external training courses as required.

**Qualifications and Skills**

A current 4th Class Power Engineer’s Certificate of Competency issued by ABSA
- Minimum of 2 years building operation experience.
- Working knowledge of Direct Digital Controls and Building Automation Systems; preferably Siemens Apogee and Desigo automation system.
- Proficiency in reading and understanding mechanical, plumbing, electrical design, and shop drawings.
- Proficiency in the use of smartphones, computers, Microsoft Office Suite, preventative maintenance databases and electronic tenant request systems.
- Excellent organizational, interpersonal and communication skills.
- Current certification in First Aid, WHMIS, Fall Arrest and Confined Space is an asset.
- Must be able to work in a variety of environments, on elevated platforms, in confined spaces, climb ladders and lift 50 pounds unassisted.
- Ability to work in a team environment as well as independently.
