As the Supervisor, Maintenance, you will build strong internal and external relationships and play an integral part in transforming Toronto Community Housing for the future

The Supervisor, Maintenance will oversee the service delivery of day to day demand maintenance activities within the East Region. The role is primarily responsible for assigning work to a team of unionized front line maintenance staff (CMP1s) and for supervising the work performed to ensure it meets TCHC’s maintenance standards. This role is also responsible for implementing the maintenance standards and metrics developed by the Manager and for ensuring these targets are met as well as flagging any emerging issues or trends.

**What you’ll do**
- Report to the Manager of Maintenance
- Supervise a team of unionized staff to meet and uphold the maintenance standards of our units and buildings
- Oversee the region’s delivery of building maintenance services including demand maintenance repairs, preventative maintenance checks, life safety system checks, and capital repair identification
- Implement service standards and metrics established by the General Manager, in alignment with the Operations Agreement
- Ensure maintenance staff understands the standards for in suite, exterior, interior and common space maintenance of the buildings
- Understand work breakdown structures and hours to complete tasks to ensure optimal staffing levels are maintained to keep buildings in a state of good repair
- Understand and differentiate when a repair can be done by a CMP1 and when to call a vendor to fix the issue
- Collaborate with other supervisors and staff across the different service pillars to provide seamless and consistent services in the service hubs
- Hold regular staff meetings to motivate, coach, train, and keep maintenance staff engaged in their work and foster a strong performance culture
- Adhere to the maintenance budget and ensure service delivery meets the standard tied to the budget
- Participate in the review of performance indicators and for those that are below the pre-determined standard, help to implement action plans to address deficiencies
- Ensure compliance with applicable by-laws, standards and legislative requirements including Municipal Licensing standards and various other regulated building component authorities (i.e. ESA, TSSA, ULC, etc).
- Flag emerging maintenance related issues and escalate to manager any serious concerns from tenants, staff, vendors and other stakeholders that impact TCHC properties and/or the broader region
- Assist in building audit, maintenance and inspection routines
- Assist manager in process improvement initiatives
- In collaboration with the Manager, Maintenance, assist in labour relations matters including grievances and progressive discipline of staff by issuing letter of expectations, verbal and written warnings
- Ensure vendors deliver maintenance according to performance standards and contract terms, review closely the invoices to ensure appropriate level of work has been completed and submit invoice for payment
- Escalate vendor performance issues to manager and assist to resolve issues/disputes
- Comply with corporate purchasing policies and related operational business process standards
- Provide manager with input to business cases for any critical maintenance related issues that have been identified
- Assist with the development of performance plans for the team members to drive service delivery of maintenance activities; measuring achievement to metrics and standards
- Build and nurture a culture of tenant centric performance excellence through communication, coaching and fair/equitable treatment of staff; promoting a safe, respectful, diverse and inclusive workplace.
- Adhere to established Human Resources policies and procedures.
- Coordinate local building condition audits (on demand)
- Appear at the Landlord and Tenant Board in support of legal steps being taken with respect to specific tenant case

**What you’ll need**
- Approximately 5 years of experience in a supervisory role providing service delivery of day to day cleaning and/or maintenance activities in large residential buildings
- Ability to implement building cleanliness and/or maintenance standards and metrics and motivate a team to achieve these targets
- Post-secondary education or experience in fields such as property management, operations, asset management or in a relevant discipline
- Certified Property / Facility Management designation is an asset
- Strong attention to detail to building cleanliness standards and/or maintenance issues (such as: falling ceiling tiles, baseboards damaged, etc.) and a sense of urgency to fix issues before problems worsen
