**Parkdale Market Lofts** is a condominium of 57 units - 55 residential and 2 commercial units, split between two buildings (one a retrofit and one a new build), connected by a walkway. A quiet condo with amenable residents. We require a part-time custodian for 4 hours/day, 5 days/week (Monday to Friday) as a **contracted** worker.
The condominium custodian is charged with maintaining the common area elements of the residents/owners’ homes to provide a safe, secure, and clean environment. He/she is also the eyes and ears for management and the Board to alert them to issues or concerns to be addressed. It helps to be able to adapt as situations arise, thus enabling the day-to-day operations to run smoothly. Needs to be personable and happy to talk to residents.
As well as the building's cleaning responsibilities, the custodian performs the following tasks:
- Updates the intercom entry system when owners/residents move in or out, adding new names and telephone access codes, and removing departing owners/residents.
- Lets trade personnel into locked areas where they need to work.
- Provides entry door security during moves in and out - locking entry doors open and ensuring only owners or residents and the movers access the building during the move.
- Does daily inspections of all areas of the buildings, and alerts Property Management to any issues as noticed.
- Does inspections of common areas (Hallways, elevators) before and after moves in or out or moves of large items to assess for any damage caused by the move.
- Does inspections of the Common Room when booked for a gathering before and after to assess for any damage caused by the gathering.
- Does inspections of common areas (hallways, elevators) before and after any unit renovations are done to ensure that no damage is done in bringing in renovation materials and that the contractor removes debris and takes it away, not using condominium garbage room.
- Assists with winter storage of patio furniture and BBQ and reinstallation in the Spring (help from residents).
- Assists with the laying of winter carpets in the fall and removal in spring by our rug cleaning company.
- Water plants outside (turn taps on and off - drip hoses in place) as requested by Condo Gardening firm.
- Runs Generator monthly to ensure that it works in case of power outage and ensures that fuel levels are maintained Training will be provided by our generator maintenance company.
- May be asked to accompany contractors into units and supervise contractors (e.g. for annual fire alarm testing in units when owners not available).
Carries out other functions as assigned from time to time by the Property Manager or Board of Directors
In addition, owners/residents may ask the custodian to help troubleshoot minor issues from time to time.

Pay: $20.00-$30.00 per hour
Expected hours: No less than 20 per week
