**ABOUT THE ROLE**

SHAPE is currently seeking a Project Manager to manage multiple projects at The Amazing Brentwood including an important turn-key tenant fit-out, demolition of existing structures, construction of a presentation center and develop skillsets required for larger scale mixed-used projects.

Reporting directly to the Project Director, the ideal Project Manager will have a proven track record of managing multiple projects of various sizes from start to finish and possess strong problem-solving skills along with ability to communicate with diplomacy.

**Primary Job Responsibilities**
- Successfully manage execution of multiple projects, primarily a commercial tenant fit out, presentation center, and demolition of existing structure to start, with intent of taking on larger mixed-use projects in the future. Manage, monitor, and liaise with various project stakeholders including consultants, construction managers/contractors, trade contractors, tenant contractors, tenants, municipal authorities, warranty providers and internal departments (leasing, site operational staff, finance, etc.).

- provide early input regarding constructability, risk management, budget, schedule, and regulatory approvals
- Define project requirements, oversee and contribute to preparation of scopes of work, project delivery resource requirements, cost estimate & budget (hard and soft costs), work plan schedule & milestones, site logistics requirements, quality control, and risk identification
- Integrate property management team early into project planning to align expectations and coordinate execution logistics to minimize impact on operations
- Assist in the development of landlord work lease schedules, establishing clarity on any ambiguous terms impacting execution
- Engage and manage consultant teams from permit drawings through contract administration phase and project close out
- Review and approve tenant drawings, maintain general understanding of work to be completed by tenant
- Participate in RFP process for evaluation of Construction Managers/General Contractors (CM/GC) and consultants, including contract preparation
- Work collaboratively with external CM/GC to:

- oversee and assist in executing the preconstruction plan, including but not limited to phasing, virtual construction, clash detection, and design assist strategies
- develop procurement strategies that respond to changing market conditions and provide for the optimal approach to achieving the project objectives
- identify, manage, and mitigate project risks
- plan and supervise project progress and provide timely reporting on such to internal staff and co-owners
- participate in RFI and change order process, including change order prevention strategies, change order review, shop drawing review, and facilitating required approvals
- proactively ensure quality of the delivered product meets required quality standards
- facilitate the orderly handover of commercial components to tenants and property management teams, and provide assistance during the warranty period
- review, approve or obtain approvals for recommendations for award, contracts, purchase orders, change orders, and construction invoices for CM/GC, trade contractors, and/or suppliers
- ensure work is completed per required possession date and lease obligations
- Work closely with Finance and other departments on proforma tracking and updates throughout the duration of the project, including hard and soft costs
- Manage the monthly progress draws and invoice approval process with internal finance department
- Complete monthly project budget report and forecasting
- Monitor tenant progress and complete deficiency reviews once tenant work is complete
- Facilitate the handover of CRUs upon completion of landlord’s work
- Primary point of contact to tenant representative and provide support during the TI build-out and warranty period
- Other duties as required

- Experience and understanding of commercial and mixed-use construction
- 5-10 years of commercial construction experience in Canada, preferably in the Lower Mainland
- Experience with large-scale mixed-use residential projects an asset
