Wage and Bonus: $89,000 - $105,000 per year

Position Summary

Otis Elevator Company is seeking a highly motivated Modernization (“MOD”) and New Equipment (“NE”) Superintendent to join our team of skilled professionals based at our Otis Canada, Inc. offices at 3771 North Fraser Way, Burnaby, British Columbia. The MOD & NE Superintendent will drive productivity and the performance of NE and MOD projects for the branch and its customers. The position will be responsible for the new equipment and modernization business, including field operations, customer satisfaction and overall general business management.

Job Duties
- Direct, supervise, and lead the performance of field operations for the new equipment and modernization installation side of Otis’ business
- Supervise construction mechanics and installation teams with the ability to supervise up to 12 individuals
- Achieve all financial performance targets including profit and working capital
- Conduct field education training ensuring that we create and maintain a safe working environment
- Regularly perform field safety audits, jobsite inspections, and develop site safety/logistics plans
- Coordinate all material deliveries and issuing purchase orders
- Develop and maintain professional and productive relationships with co-workers, field employees, clients, subcontractors, state and local authorities, and others in contact with the job
- Forecast and schedule labor resources ensuring successful project completion, maintaining customer quality assurance, and improving efficiencies
- Accurately analyze situations and assist in developing contingencies for estimates.
- Assist sales representatives with pricing estimates for projects
- Attend walkthroughs for project bids and carry out site surveys across British Columbia
- Administration and interpretation of contract writing and will perform customary construction process duties that include managing billing, consultant and contractors’ payments, processing RFIs and optimizing change order opportunities, as well as maximizing project cash coverage

Educations/Skills
- Bachelor’s degree in Mechanical Engineering or related engineering discipline preferred, or similar education and equivalent industry experience
- 3+ years of proven experience in elevator maintenance service with extensive knowledge of elevator and escalator parts
- Previous experience with modernization and new equipment in the elevator and escalator industry
- Ability to work in a highly team-orientated and dynamic environment
- Must be a reliable, organized and adaptable team player
- Demonstrated leadership capabilities in an environment of rapid change with attention to detail and tight deadlines
- Possess and demonstrate strong written and verbal communication and presentation skills to effectively develop expectations and relationships with internal and external customers
- Ability to be self-motivated and able to manage many simultaneous projects and responsibilities
- Sound knowledge in utilizing Microsoft based computer software (Microsoft Excel, Project, Powerpoint and Outlook) as well as the following software EBuild, Elogistics and OnBase
