What we are looking for:
The analyst provides analytical support to both the Valuation & Asset Management team at Fiera Real Estate Investments Limited (FRE). They will assist with portfolio/asset analytics and appraisal review to support fund performance, monitoring and measurement.
Your responsibilities:
- Work with the Valuation Manager and Asset Managers to manage the appraisal/ valuation process including:
- Review all valuations to ensure that appropriate property level assumptions and market assumptions are being utilized.-
- Undertake necessary variance analyses to determine the variance in valuations from the prior valuation and provide appropriate variance explanations.-
- Maintain valuation templates and models and prepare valuation recommendations.-
- Provide and/or coordinate the delivery of all necessary information to the appropriate appraisers in order to facilitate the undertaking of the valuation of the assets.-
- Collaborate with Asset Managers, Property Managers and Appraisers to ensure smooth workflow in terms of property data; leases; capex.-
- Undertake appraisal analysis and validate/ cross check factual information (i.e., rent roll and Revenue & Expense and capex information from the budget) in the appraisal/ Argus model.-
- Provide set of recommendation on the changes necessary upon appraisal review.-
- Support with the preparation, and provide required analysis, of annual business and strategy plans.- Review capital projects and potential lease deals as they arise and assess the impact on value at the property level as required.- Undertake, as requested, tenant covenant reviews, including full review of financial statements, preparation of summary and provide a recommendation to the Asset Management team.- Gather and distribute market information as required by the Valuation/ Asset Management team.- Prepare any other analysis as requested by the Valuation & Asset Management team.
Must have requirements to be successful in this role:
- 1-2 years of experience with emphasis placed on valuations, financial analysis, and due diligence of real estate transactions.- A strong background or skill set in analytics is preferred.- Prepared for a fast paced, entrepreneurial work environment in a growing company.- Proficient knowledge/experience with ARGUS Enterprise (AE) would be considered a strong asset.- Clear and concise written and verbal communication skills; able to present ideas/findings effectively to both individuals and groups.- Understanding/experience in real estate valuations.- Real Estate acquisition underwriting, due diligence.- Comfortable with financial and real estate evaluation tools (e.g. Excel).- Analytical at both the asset and portfolio levels and experience with cash flow modelling.- Strong networking and relationship development skills.- Effective time management and organization skills, with exceptional attention to detail and accuracy. Previous experience managing multiple tasks with competing priorities.- Can work effectively in a team environment, with the ability to think independently.- Personal competencies: team player, personal motivation, accountability, self-control, positive attitude, critical thinking, proactive and flexibility.

For all positions in Quebec (Montreal and Laval), proficiency in French, both spoken and written, is mandatory. Working English proficiency is also required in order to serve our offices and clients around the world.
