A condominium building located in Halifax is seeking to recruit and hire experienced live-in Resident Building Superintendent.
The Building Superintendent has a vital role within the condominium community. As the front-line representative, this position demands a personable and professional individual. Success in this role requires discretion, strong interpersonal and communication skills, meticulous attention to detail, and a proactive approach to problem-solving. The Building Superintendent will be supervised by the Property Manager and accountable to the Board of Directors.
In this position, the individuals who meet these criteria will be offered a competitive compensation package including a $35,000 annual salary plus the following benefits:
- Company cell phone
- One parking space
- 2-bedroom unit in building which includes 5 appliances, all utilities (power, heat, water, cable, internet)
- Paid 2 weeks vacation
Job responsibilities include:
- Keep excellent records of contractors on site.
- Respond to resident complaints such as noise and security issues.
- Assist in coordinating the arrival of onsite workers with the residents.
- Assist in administering the Governing Documents of the building.
- Post notices on lobby bulletin boards, and other locations as requested by the Property Manager and Board of Directors.
- Ensure the individual building lobbies and grounds are orderly.
- Monitor guest parking, including placing notices on unauthorized vehicles.
- Be well-versed in Emergency Policies and Procedures.
- Complete a daily task report.
- Be available over the phone for additional weekend or evening hours as required by the Board of Directors.
- Perform other related duties that might occasionally be assigned by the Property Manager and Board of Directors.
- Follow the cleaning schedule for each individual building.
**Qualifications**:
- 3+ years of previous superintendent or customer service experience.
- Commercial Cleaning, attention to details
- Positive demeanor and strong verbal communication skills.
- Service-oriented mindset, with ability to problem-solve.
- Strong ability to triage and prioritize urgent items that arise.
- Strong organizational skills and attention to detail.
- Positive attitude and willingness to work as part of a team.
