Dream’s Asset Management Team is currently looking for a Director for the growing multi-family real estate portfolio in Canada. **Who Are You?** - Asset strategy and financial reporting - Team leadership and third-party property management oversight - Leasing, tenant programming, and capital project execution We’re looking for someone who can confidently guide asset-level decisions, contribute to strategic planning, and ensure each property performs at or above industry benchmarks. **What does this role entail?** - Oversee asset management responsibilities for Dream’s Canadian apartment portfolio (4,000 units) including annual business plan, budgeting and execution of value-add and purpose build rental strategies - Identify value creation opportunities and oversee the repositioning & renovation process, and coordinate with Dream internal construction team; - Work closely with Dream’s Investments team on all multi-family opportunities including assisting with due diligence, on boarding and asset planning; - Work closely with Dream’s development team on the onboarding and lease-up of all Purpose Build Rentals in Dream’s +4,000 unit pipeline; - Oversee 3rd party property managers and provide direction on day-to-day management and operation activities - Establish revenue management strategy for 3rd party property manager to implement; - Work alongside property managers in establishing annual business plans and operating budgets for Dream owned projects or lead representative for partnership projects; - Track performance and prepare reporting materials to various portfolio managers / clients including competitive building benchmarking; - Lead internal quarterly valuation process and annual 3rd party appraisals; - Gathers, compiles, and analyzes market, economic, and capital trend information; - Maintain key Multi-Family databases; and - Create and maintain financial models for asset management and related initiatives. **What is the required experience?** - Minimum of 7 years of real estate multifamily asset management experience - Owner, operator experience or hands-on involvement with a vertically integrated asset and property management businesses - Proven track record of building, leading, developing, and mentoring a team of customer-centric real estate professionals - Exceptional presentation and communication skills, both oral and written; superior interpersonal skills **Who are we?** Dream is a leading developer of exceptional office and residential assets in Toronto, owns stabilized income generating assets in both Canada and the U.S., and has an established and successful asset management business, inclusive of $28 billion of assets under management across three Toronto Stock Exchange ("TSX") listed trusts and numerous partnerships.
