Alair Homes Aurora-Newmarket is in search of a Residential Construction Project Manager.

We require an experienced (3-6 years in custom home building and high-end remodeling) team leader that can ensure projects are run efficiently, within budget while providing the Alair Living Better Starts Here experience to our clients, trade partners and market partners. You must have excellent listening and communication skills and be able to run multiple projects at one time (in planning, construction and warranty phase).

**General Responsibilities**:

- Ability to anticipate problems and proactively develop and execute solutions.
- Weekly client and internal project update meetings and follow-up written communication.
- Coordinate efforts across the entire project between clients, municipal partners, market partners (designers/architects/engineers), trade partners and suppliers.
- Maintenance of and adherence to the schedule in both planning and construction phases.
- Maintenance of and adherence to the budget in both planning and construction phases.
- Coordinate with the municipality and ensure all municipal requirements are met.
- Scope of work preparation and client selection management.
- Coordination of material procurement and market/trade partner scheduling/management to ensure the project is in adherence with the schedule.
- Inspection of all deliveries and management of finishing materials (stored securely and safely).
- Management of site experience (cleanliness) and ensure that all sites meet Alair standards.
- On-site quality control of trade partner workmanship and ability to be the chief problem solver for trade/market partners and clients alike.
- Ensure all projects meet current Ontario building code and MOL safety requirements.
- Oversee all design aspects of each project to ensure they are in alignment with architectural plans/drawings.
- Deliver a successful Living Better Starts Here building experience for our clients, market partners, trades partners and team, resulting in a raving fan review.

**Position Requirements**:

- 3-6 years of experience in project management within construction for a custom home builder or professional remodeler (Design-Build experience an asset).
- Bachelor's degree preferred. A skilled tradesman with exemplary supervisory experience may be considered.
- PMP Certification or equivalent is desirable.
- Ability to read, understand, and explain construction architectural plans.
- Detail oriented and extremely organized.
- Excellent listening and communication skills (accuracy is critical).
- Ability to work under pressure and consistently meet deadlines (and still be kind a laugh now and then, yes we do like to have fun).
- Must possess deep expertise in standard construction practices, current Ontario building codes and MOL safety requirements.
- Proven ability to deliver projects on time and on budget.
- Strong leadership and management skills with the ability to maintain a high level of satisfaction for high-end clientele.
- Valid drivers license, a vehicle that is suited for the position and willingness to travel to construction sites on a daily basis.
- Physical Demands: Ability to lift 45 pounds, push and pull heavy items on a regular basis, stoop, kneel, bend, and stand for long periods of time.
