**Position Overview**:
**Responsibilities: Property Maintenance & Repairs**
- Perform day-to-day maintenance tasks, emergency, and preventive maintenance.
- Conduct routine inspections of properties to ensure all systems are in proper working condition.
- Perform minor plumbing repairs, drywall repairs, painting, and rough carpentry.
- Repair maintenance items such as light fixtures, vents, filters, and plumbing fixtures.
- Assist with minor appliance repairs.
- Supervise service providers and contractors to ensure quality work.
- Assist with move-in/move-out inspections and unit turnovers.
- Ensure compliance with provincial and municipal regulations, including proper heating, plumbing, and electrical systems.
- Respond promptly to tenant inquiries and maintenance requests.

**Cleaning & Grounds Maintenance**:

- Ensure properties are clean and well-maintained, including lobbies, hallways, stairwells, and common areas.
- Perform exterior property maintenance, including yard work, de-icing, salting, and snow removal.
- Manage garbage and recycling bins, ensuring proper disposal.
- Monitor and address curb appeal and safety hazards on the property.

**Fire & Safety Responsibilities**:

- Perform monthly fire safety checks and ensure fire maintenance logs are up to date.
- Ensure compliance with fire safety and life safety standards.
- Be familiar with emergency procedures, including fire, flood, and mold protocols.

**Administrative & Technology Use**:

- Use property management platforms, including **Buildium** (maintenance requests), **ClockShark** (time tracking), and **HappyCo** (inspections).
- Maintain accurate records of completed work and update maintenance logs.
- Send notices and schedule contractors as needed.
- Maintain communication with the Property Manager to ensure smooth operations.

**Qualifications**:

- 3 - 5 years of property maintenance experience preferred, with a background in trades or general contracting.
- Strong customer service and communication skills.
- Ability to work independently with mínimal supervision.
- Experience with Microsoft Word, Excel, and property management software is an asset.
- Must be physically capable of lifting/moving heavy objects (up to 50 lbs) and performing tasks such as snow removal.
- Knowledge of Ontario Building and Fire Codes, WHMIS, Residential Tenancies Act (RTA) is an asset.
- Must possess own tools and a fully graduated G-license. A clean driver’s abstract is required.
- Criminal background check required before employment.
