**Position Overview**

We are seeking an experienced Quality Control Agent with a builder's background to oversee ongoing quality assurance within a stabilized multi-unit residential portfolio. This role is integral in ensuring that both new construction and existing assets meet high-quality standards throughout their lifecycle. The Quality Control Agent will be responsible for conducting pre-inspection assessments, identifying deficiencies, and ensuring compliance with company and industry standards. Additionally, this role will cross over with project management teams on new construction projects, ensuring a seamless transition from development to long-term operational success.

**Primary Responsibilities**:
**Quality Control & Pre-Inspections**:

- Perform pre-inspection walkthroughs before unit turnovers, ensuring all units meet safety, functionality, and aesthetic standards.
- Identify, document, and communicate deficiencies in workmanship, materials, and installations, coordinating with contractors and maintenance teams to resolve issues.
- Ensure compliance with local building codes, safety regulations, and company quality standards across all assets.
- Develop and maintain quality control checklists, inspection reports, and process improvements for ongoing portfolio management.

**Project Management & New Construction Oversight**:

- Collaborate with project management teams to ensure new construction projects align with long-term operational quality and maintenance goals.
- Conduct progress inspections on new developments, providing input on construction quality and proactively addressing potential issues before project completion.
- Work closely with contractors, developers, and site managers to ensure construction and renovation projects adhere to quality expectations.
- Assist in the handover process from construction to property operations, ensuring units are delivered in optimal condition for leasing.

**Ongoing Asset Maintenance & Lifecycle Management**:

- Develop and implement long-term quality control strategies to maintain asset integrity and reduce future repair costs.
- Monitor aging buildings for wear and tear, deferred maintenance needs, and capital improvement requirements.
- Provide recommendations for preventative maintenance and property upgrades to enhance resident experience and asset value.
- Coordinate with maintenance and operations teams to prioritize and address ongoing quality concerns within the portfolio.

**Qualifications**:

- Experience in quality control, construction supervision, property management, or project management is an asset.
- Minimum high school diploma required.
- Certifications in quality control, construction management, or building inspections preferred.
- Hands-on experience in construction, renovations, or finishing trades.
- Ability to oversee quality across multiple projects, ensuring seamless execution and delivery.
- Strong ability to identify deficiencies, construction defects, and finishing issues.
- Proactive approach to troubleshooting quality concerns before they escalate.
- Proficiency in inspection software (Yardi or similar software), reporting tools, and Microsoft Office Suite.
- Ability to effectively work with contractors, site managers, maintenance teams, and senior leadership.
- Experience with long-term asset management and capital improvements.
- Knowledge of preventative maintenance strategies and life cycle planning for multi-unit properties.

**W**ork Environment & Physical Requirements:

- Regular site visits across multiple properties within the portfolio.
- Ability to walk, stand, and inspect units for extended periods.
- Occasional lifting or handling of light construction materials/tools.
- Work involves both indoor and outdoor environments, depending on project needs.
