**BUILDING OPERATOR**

**RESPONSIBILITIES**:
On a day-to-day basis, the key responsibilities of the Building Operator include but are not limited to:

- Ensure proper and efficient operation of all building systems, equipment and devices are operated, inspected, repaired, and adjusted in accordance with the Company’s operational standards.
- Complete maintenance and repairs as required including, but not limited to painting, lamp replacement, plumbing repair work, belts and small motor replacements, doors and locks, grounds keeping, snow removal, power washing etc.
- Conduct regular interior, exterior and roof inspections of properties for damage and perform or arrange repairs.
- Prepare and submit operational reports including logging and monitoring all meter readings and administering usage.
- Respond to tenant requests, take corrective measures in completing tenant work orders as assigned and ensure proper completion.
- Maintain inventory for building repair supplies and advise supervisor.
- Inspect and test fire protection equipment and systems at recommended intervals for proper operation in order to meet legislative requirements and ensure tenant and customer safety.
- Assist in the technical training and mentoring of junior operators.
- Communicate, health, safety and environmental concerns that affect staff, tenants and the public to the appropriate parties in a timely manner in order to limit exposure to liability and loss.
- Working knowledge of the Occupational Health & Safety Act (Ontario)
- Valid Ontario G Class Drivers License.
- Completion of training in WHMIS, lockout/tagout, first aid and fall arrest
- Hands-on, working knowledge of and experience with the operation of all building systems and equipment, including but not limited to, HVAC, security, life & safety, plumbing and electrical, in a safe and efficient manner at all times
- Excellent communication skills - both written and oral
- Capable of taking initiative and making recommendations
- Willing to work Monday to Friday 7 a.m. - 3 p.m., with rotating Sundays amongst other staff and an on-call basis after hours.

Wage Range: $27.00 - $29.00 per hour with dental and medical benefits after 3 months
