POSITION OVERVIEW
KEY OBJECTIVES
1. Lead comprehensive business case and investment rationale development for significant real estate and industrial initiatives.
2. Assist the Director of Real Estate Development in preparing project performance dashboards and strategic reporting for real estate and infrastructure ventures.
3. Contribute actively to master planning, capital structuring, and phased implementation strategies for major development projects.
4. Establish robust financial models and forecasting mechanisms to evaluate cash flows, risks, and strategic performance indicators.
5. Create and implement a tailored risk management framework applicable to complex industrial and real estate developments.
RESPONSIBILITIES
Strategy & Leadership
- Support strategic planning processes, feasibility assessments, land-use planning, and value engineering for significant development projects.
- Collaborate closely with internal teams and external partners to set and monitor KPIs across project lifecycles.
- Act as liaison among Development, Finance, and Investment divisions, ensuring coordinated capital planning, consistent reporting, and effective risk management.

Financial Planning & Reporting
- Direct quarterly financial and operational performance reporting for development assets. - Prepare detailed cash flow forecasts, budgets, and sensitivity analyses related to infrastructure and phased project financing.
- Coordinate external valuations and appraisals for development lands and constructed assets.

Business Case Development
- Prepare and manage comprehensive business cases ready for executive approval for real estate and industrial developments.
- Develop and implement standardized templates and internal briefing tools to facilitate executive-level decision-making.
- Maintain development unit ownership of business cases, ensuring visibility and consensus across departments.

Risk Management
- Formulate enterprise-wide risk management strategies for real estate assets, emphasizing insurable and operational risks tied to infrastructure, site servicing, and construction.
- Evaluate project-specific insurance solutions and assess opportunities for implementing captive insurance structures.

QUALIFICATIONS
**Education**:

- Degree in Business Administration, Finance, Real Estate, Engineering, or related fields.
- CPA or MBA designation is strongly preferred.

**Experience**:

- Minimum of 5-10 years of relevant experience in real estate investment, development finance, strategic consulting, capital projects, or corporate planning.
- At least 5 years supporting large-scale real estate or industrial developments directly.
- Experience in private equity, family offices, or institutional development environments is an asset.

**Technical Competencies**:

- Strong skills in real estate financial modeling and forecasting.
- Proficiency in business case creation and investment appraisal frameworks.
- Intermediate to advanced Excel skills and familiarity with financial reporting tools.
- Comprehensive understanding of land development processes, permitting, and construction economics.
- Knowledge of risk management fundamentals, including insurance and infrastructure risks.

- Exceptional organizational abilities and communication skills, managing multiple deadlines effectively.
- Proactive problem-solving skills and entrepreneurial mindset in strategy execution.
