**Reports to**:Residential Program Manager
**Standard Hours**:37.5 Hours per week.
**Work Environments**:Office areas, residential programs areas, washrooms, and grounds around the building property.
**Driving Requirements**:G class license
**Duties and Responsibilities**:
- Perform general maintenance on all sections of building including repairing broken glass, dry wall, repainting, small plumbing jobs, replacement of lighting fixtures etc.
- Perform regularly scheduled checks and tasks to ensure that the vital equipment of the building is operating smoothly in accordance with ministry and/or legislated guidelines.
- Perform daily circle checks of vehicles, identifying and making repairs or arranging for repairs, as necessary.
- Keep records of repair and maintenance work.
- Obtain quotations of approved work to be done, liaises with contractors and suppliers to discuss requirements. Identifies and makes authorized purchases of miscellaneous items for the repair and maintenance of the buildings and equipment.
- Organize regular maintenance/testing of backflow, grease traps, air conditioning, sprinklers, vehicles, play grounds, and other systems
- Ensure tools and maintenance equipment are correctly stored and maintained,
- Maintain an appropriate inventory of hardware as required for general maintenance.
- Supply locks and keys as required.
- Routine cleaning including wiping down surfaces, emptying garbage’s, recycling throughout the building
- Preform daily floor cleaning including sweeping and mopping
- Ensure the property is free from litter and debris
- Assist with deep cleaning of kitchen at regular intervals
- Ensuring the grounds around the buildings are well maintained
- Shoveling snow and icing the walkways in the winter.
- Mowing and trimming grass and maintaining shrubbery and gardens
- Ensuring proper functioning and performing necessary routine maintenance on sprinkler systems, if applicable
- Act as Water Operator for the facility ensuring that the water system is in good and safe operating order. Maintains the required records related to water system checks, maintenance, repairs and regularly ensures maintenance of water system is carried out, if applicable ( Flamborough only)
- Maintain appropriate record keeping, to comply with annual licensing and accreditation requirements.
- Act as Fire Marshall for the agency, ensuring that: the fire alarm system is in good operating order; coordinate and execute bi-annual fire drills; that the fire and safety equipment is primed for immediate emergency use, and maintain the required logs related to fire drills, etc. May be required to attend and report to the Safety Committee on fire safety issues.
- Act as first point of contact for building maintenance contractors.
- Respond to scheduling changes caused by unplanned circumstances on the residence.
- Other duties required to maintain the integrity of the locations’ infrastructure and the external appearance of the agency.
- To attain and maintain certification as required by the Safe Drinking Water Act, if applicable (Flamborough only)
**Skills Required**:
- Ability to make minor and major repairs to building, plant, and equipment.
- Ability to monitor the operation of the heating/air conditioning system to determine when repairs are needed.
- Ensure that agency vehicles receive required checks and repairs regularly.
- Ability to prioritize tasks and complete tasks within allotted time frames.
- Ability to create cleaning/maintenance schedules to ensure the cleanliness and upkeep of the property and equipment (e.g. weekly, monthly, annual schedules).
- Ability to plan duties around the flow of other people (i.e. cleaning the floors of the Classrooms when the children are not utilizing the room).
- Can routinely fill out charts to track completed tasks including time and a description of the tasks.
- Ability to use reasoning skills to analyze broken equipment or decide on the best course of action.
- In an emergency situation, can assess the seriousness of the problem, take actions to remedy the problem, and contact the appropriate resources.
- Ability to identify suitable cost-effective replacements for cleaning supplies shall a staff member or client have sensitivities to a current product (e.g. needs a scent-free alternative).
- Follows proper health and safety procedures and uses appropriate PPE when using products with chemicals.
- Ability to analyze repairs that go beyond the skill/time requirements of the Janitor and should be contracted out.
- Effectively interact with co-workers (other Janitors or possibly CYWs who also do some cleaning) to coordinate work.
- Can communicate with Managers to recommend supplies or equipment needed to successfully maintain the property.
- Ability to communicate with suppliers to order products that will suit the needs of the organization.
