Reporting to the Senior Manager, Marketing & Leasing and working closely with the Residential Coordinators, the **Residential Leasing Supervisor **will ensure prospective residents receive consistently professional customer support to assist them through the entire process of leasing across the residential portfolio. This includes ensuring that all aspects of the current project are explained to the purchaser on an ongoing basis, completing all related leasing documents in a thorough and timely fashion, supporting the day-to-day marketing and leasing functions, and assisting in the professional management of all properties in the residential portfolio.

**Requirements**:

- Oversee marketing and leasing efforts to maximize the occupancy of the Properties.
- Demonstrate an all-inclusive understanding of pricing, floor plans, amenities, and other offerings the community provides while touring prospects.
- Prepare marketing plans and develop new strategies and programs designed to meet occupancy goals.
- Prepare daily and weekly leasing reports and pricing recommendations.
- Generate data for monthly reports for third-party clients for approval by the Senior Marketing and Leasing Manager.
- Follow-up on phone and internet inquiries from prospects and residents.
- Manage and review all lease, guarantor, and data entry processes.
- Generate and track traffic of prospective residents by utilizing effective marketing techniques.
- Conduct all tasks necessary to close the sale, including making appointments, generating new leads, conducting tours, maintaining the model suites and traffic follow up.
- Serve as liaison between 3rd party Brokerage and the Company’s Development and Operations teams during residential lease-ups.
- Ensure an adequate stock of professionally printed collateral and promotional items are on hand at all times.
- Monitor and update all social media channels to promote the property.
- Prepare commission reports for approval by the Senior Manager, Marketing & Leasing.
- Operate marketing activities within the confines of the marketing budget, deviating only with prior approval.
- Understand the needs and expectations of residents, prospective residents, clients, and vendors and exceeding their expectations.
- Maintain a positive Property environment for both residents and staff and encourage participation in events and activities.
- Assist in mediation and resolution of resident conflicts by encouraging the respect for and appreciation of individual differences.
- Demonstrate professionalism, diplomacy, tactfulness - to generate a positive company image.
- Other duties as required.

**Qualifications**:

- 1-3 years previous sales experience required
- Bachelor’s degree in a related field is strongly preferred
- Prior experience in Property Management and the Residential Tenancy Act (RTA) would be considered an asset
- Experience with Yardi and other CRM systems would be considered** **an asset
- Bilingualism would be considered** **asset
- Valid Class G driver’s license and access to own vehicle required
