We are currently seeking an experienced **Live-In Superintendent** to oversee the daily operations and maintenance of **three residential rental buildings** located in **Lachine and LaSalle**. This is a **full-time position** that includes **on-site housing in Lachine** as part of the compensation package.

**About the Role**

You will be responsible for managing and maintaining a total of **100 apartments** across three properties, ensuring that all buildings remain clean, safe, and operational.

**Key Focus: Maintenance**
- Respond promptly to service calls and apartment repair requests.
- Troubleshoot and resolve **electrical, plumbing, and mechanical** issues.
- Maintain high standards of repair quality and tenant satisfaction.

**Additional Responsibilities**

**Building & Grounds Maintenance**
- Manage garbage and recycling to ensure cleanliness and city compliance.
- Clear entrances, walkways, and driveways of snow and ice in winter.

**Tenant Support**
- Assist with move-ins and move-outs (unit prep, elevator access, key handoff).
- Respond to tenant concerns professionally and promptly.
- Act as liaison between tenants and management.

**Unit Turnover & Leasing Support**
- Support leasing staff with apartment showings and visits.
- Report pest issues and coordinate with exterminators.
- Post required tenant notices.

**Building Operations**
- Conduct routine inspections of plumbing, electrical, and mechanical systems.
- Report major repairs requiring professional intervention.
- Manage keys/fobs and ensure building access security.
- Maintain a clean, organized stockroom and provide access to contractors.
- Ensure **fire safety systems** (alarms, extinguishers, emergency lighting) are functional and up to date.
- Remain **on-call 24/7** for emergencies.

**Requirements**:

- Minimum **10 years of experience** in building management, maintenance, or custodial work.
- Strong skills in **electrical, plumbing, and mechanical systems** (required).
- Must be **on-site daily between 8:00 AM and 6:00 PM** (no concurrent full-time employment).
- Proficient in **English and French** (spoken and written).
- Basic computer skills (Microsoft Excel, Word, Outlook).
- Reliable, organized, team-oriented, and proactive.
- Comfortable living on-site and handling emergency calls.
