Live-in Superintendent

Condominium Corporation is seeking an experienced LIVE-IN superintendent to service and maintain a 204 units residential building in Oakville. The Superintendent works under the direction of the Property Manager to oversee the administrative and maintenance operations of the building to ensure the highest standard of living.
In addition to being responsible for the day-to-day maintenance of the building common elements and grounds, the incumbent will also monitor the work of contractors and provide excellent customer service as required.
Main Duties & Responsibilities:
- Maintain a clean, safe, and healthy environment (common areas and housekeeping locations)
- Report all deficiencies, maintenance requirements, and issues
- Maintain inventory of cleaning/maintenance supplies
- Respond to emergencies, interact with contractors and residents
- Daily inspections of building, including all service areas and grounds
- Ensure that all equipment is checked, and all necessary readings of pressure, temperature and other readings are made daily in accordance with daily, weekly, monthly and annual checklists,
- Perform Fire safety checks
- Remove garbage and debris to ensure area is safe and clean
- Remove snow from building entrances and pathways as required
- Perform maintenance tasks that does not require a license technician
- Perform seasonal duties as required
- Assist with the move in/out of residents (Booking of elevators)
- Maintain indoor swimming pool in accordance with Health Regulations
- Additional duties depending on building needs and as required by the Property Manager
- Must be available for after hours and weekend emergencies
**Requirements**:
Minimum of 3-5 years prior experience working as a superintendent, including various problem-solving related to water, lighting, HVAC and other systems.
Post-secondary education in a skilled trade such as electrical or plumbing would be considered an asset.
Provide responsive, professional customer service to all residents
Strong organizational and time management skills
Excellent interpersonal skills in dealing with Residents are essential
Excellent communication skills
Exceptional follow up skills with the ability to deal with confidentiality and sensitive issues
Reliable, dependable and respectful
Outstanding housekeeping skills
