**SUMMARY**

The **Building Condition Assessment (BCA), Project Lead, **applies building condition assessment processes and technical standards in conducting (specialized) assessments for the purpose of identifying asset condition and deficiencies. Reduced site assessments to 30-50% (from 50-70% of BCA, Project Coordinator). They also support the Asset Renewal Management Manager/Director to plan and oversee the end-to-end delivery of assigned projects that will help ensure the projects are delivered within scope, budget and requirements.

This role will work in collaboration with all key BGIS departments to ensure full support of all activities and play a key role in our INTEGRATED approach to operating buildings.

**KEY DUTIES & RESPONSIBILITIES**

**Safety Ownership and Regulatory Compliance**
- Comply with all internal and external requirements including but not limited to environmental, health and safety, fire protection and mandated by BGIS Health Safety and Environment Teams and enforced by law.

**Building Condition Assessments**
- Applies knowledge of building condition assessment processes and technical standards in conducting asset assessments, annual building inspections and other specialized asset assessments.
- Conducts asset condition assessments / reporting (30-50%, reduced from 50-70%) (max 3 out of 4 weeks per month).
- Identifies and evaluates specialized asset component and systems conditions and deficiencies.
- Completes asset assessment condition reports utilizing asset assessment management software.
- Provides recommendations and cost estimates for building envelopes, components and systems repair or replacement for inclusion in the capital budget plan.
- Lead scheduling and coordinates site activities.
- Completion of Project Justification forms to support project prioritization.
- Other duties as assigned.

**Project Lead Support**
- Be available as a contact person “buddy” to support new hires in answering questions/problem solving.
- Provide team support of new hire onboarding activities including virtual/onsite team training and report writing related.
- Review reports of new hires with timely feedback; follow-up with progress on first 5 reports and thereafter.
- Monthly project tracking of submissions during the last week of each month.
- Coordinate/develop project schedules/maps; on-going updating/coordinating of team schedules.
- Send out regular project site notifications / create work orders to facilitate site assessments.
- Support the development/update of BCA training material.
- Support the development and delivery of proposals for future or further work as appropriate.
- Take on new initiatives and challenges (quickly adapt to change) with a positive attitude; and ability to multi-task in a fast-paced environment.

**Integration and Collaboration with Account Departments**

Work in collaboration with Facility and Project Management to ensure accurate information and building nuances are captured in the BCA - including any historical projects.

**KNOWLEDGE & SKILLS**
- University degree in relevant field such as architectural, civil, mechanical electrical engineering, building science or building engineering.
- 5-8 Years of relevant work experience (some exceptions for proven high performers).
- Enrolled in EIT or P.Eng an asset.
- PMP and BSS an asset.
- General knowledge of technical standards and process in completing building condition assessments, in particular American Society for Testing and Materials (ASTM) Practice E2018-15 “Standard Guide for Property Condition Assessments: Baseline Property Condition Assessment Process”.
- Advanced knowledge of the process of cost estimating for replacement and repair of building components and systems.
- General knowledge of building science including base knowledge of all areas of study - architectural building envelope, mechanical and electrical building systems or site components.
