LAKEVIEW TERRACE BUILDING MANAGER JOB SUMMARY
The Building Manager is responsible for the day-to-day oversight and management of the four buildings, the grounds and the systems that support the buildings. The Building
Manager takes direction from the Strata Council.
Roles & Responsibilities
- Ensure all on-site equipment is maintained and in good working order.
- Supervise and direct scheduled contractors working in common areas.
- Organize trades access to limited common property for any required maintenance or repair work including limited common property attached to individually owned suites. The Building Manager is prohibited from carrying out repairs, organizing appointments for or supervising any contractors in any individually-owned suites for the sole purposes of the owner of the suite.
- Performs a walk around the stairwells, and hallways and complete exterior inspection of the building, parkade on a weekly basis. Particular attention is to examine the overall security of the buildings especially the access points.
- Be responsible for the cleanliness and maintenance of the common areas.
- Perform necessary cleaning and minor repairs on the buildings and grounds.
- Assist the strata council on a range of matters as directed.
- Assist in resolving residents' complaints and queries, except for issues that are specific to a strata lot.
- Oversees the observance of Rules and Bylaws and reminds residents of infringements when necessary.
- All moves and deliveries into and out of the buildings are arranged and supervised by the Building Manager.
- Manage booking, access to and cleaning of community building rentals. (Building D)
REQUIRED EDUCATION, SKILLS AND ABILITIES
- Grade 12, with 5 years or more experience managing buildings of similar size to
Lakeview Terrace.
- Knowledge: Proven understanding and experience in the management of building equipment.
- Maintenance Skills: Patching, painting, changing locks, filter changes to
HVAC equipment etc.
- Strong work ethic: able to perform the job without direct supervision.
- Professional: presents a professional appearance and demeanor at all times
- Record Keeping: Able to organize and maintain records using both manual and computerized systems, and relevant software programs to the job.
- Physical Capacity: Demonstrates physical ability to perform essential job functions, and able to perform job functions safely within all Occupational Health & Safety guidelines.
- Administrative Skills: Able to understand and report breaches of Strata rules, bylaws and procedures to Strata Council.
- Discretion: Maintains confidentiality and exercise discretion regarding Strata Council matters and personal information concerning residents and owners.
- WHMIS Certified.
- First Aid certification would be an asset.
ESSENTIAL FUNCTIONS
Primary responsibilities include:
A. Maintenance
- Recognize/detect signs of equipment failure or malfunction and report these to the
Stata Council.
- Perform general maintenance and minor repairs to the interior and exterior common areas of the buildings including replacing all burnt-out light bulbs, paint touch-up, graffiti control, clean-up of spills, etc.
- Ensure that all equipment maintenance and systems servicing is being performed on schedule and documented on software spreadsheets.
- When not capable of personally fixing any problem, advise the Strata Council and arrange for the repair of the item with Strata Council approval.
- Monitor building systems panel and reset system as required after resolving system notification warnings.
- Monitor wood trim and furniture for water damage from washing floor, direct cleaning staff to minimize damage and inform Strata Council if repairs are need.
- Inform the Strata Council when Maintenance quotes or bookings are needed.
B. Cleaning
- Maintain all common areas to a high standard of cleanliness. On a weekly basis, the front lobbies, exterior front doors area and elevators will be spot-cleaned. The parking levels will be broom-swept on a regular basis. The driveways will be swept and washed on a regular basis. The storage areas will be swept and mopped on a regular basis.
C. Community Room
- Maintain all reservations, bookings, payments and accompanying record keeping as well as access as outlined in the guest suite rules.
- Consult with the Strata Council when any nonconforming reservations are requested.
- Ensure the condition of the Community Room is maintained to a high standard and all furnishings are accounted for and kept in good repair.
D. Bylaws/Rules
- Be familiar with the most recent version of all Strata bylaws and rules.
- Oversee the observance of Strata bylaws and rules, remind residents, guests and service providers of infringements when necessary and advise the Strata Council if further actions are required.
E. Moves
- Book and supervise all move-ins and move-outs and major deliveries into and out of the buildings.
