**What you’ll do**
It’s safe to say, there’s no shortage of variety in what we do. Here are some key accountabilities of the role:
- This position is responsible for managing the day to day of Lease Administration, Real Estate Property Taxes, and Energy Supply & Procurement by ensuring the development and implementation of procedures for disbursements to, audits of, and negotiations with landlords. In addition, this role is responsible for recommending and assisting in the development of enhanced controls, customer service and efficiencies.
- Manages the disbursements of payments to landlords for all divisions, and oversees the timely research, review, budgeting and reporting of the audit, analysis, and administration of the financial aspects of rent, CAM, realty tax energy and all other lease occupancy payments.
- Manages the minimization of real estate property taxes nationally for stores, Distribution Centers, and offices; through coordinating the services of outside consultants and attorneys where needed.
- Identifies changes to applicable property tax laws and develops strategies to achieve best results.
- Partners and/or communicates, directly or through a third party, with municipal and provincial assessors to negotiate property tax, property values and tax assessments and appeals.
- Participates in developing energy procurement strategies and recommendations of purchases of energy to senior management for all of TJX Canada, including stores, Home Office, and Distribution Centers. This includes selecting vendors, timing purchases based on market conditions, negotiating, and executing contracts and mitigating risks of price increase through third party consultants.
- Manages the outsourced utility invoice process (electricity, heat, water, etc.) by overseeing the third party responsible for processing invoices and includes data collection, maintenance, and open and close store setup.
- Leads the preparation of energy budgets (electricity and heat) and monitors rates and energy market trends, and ensures rolling plans are updated accordingly.
- Mentor, develop, and coach the existing team.
- Provides direction to team for establishing and achieving department goals/objectives, and day to day department issues.
- Partner with Business to develops new strategies designed to increase the productivity and performance of the department and recommends changes when appropriate.
**What you’ll need**
To begin your career with us, we require the following:
- Post-secondary education in Accounting, Finance, or Law (related education will be considered). Alternatively, equivalent job experience with a professional designation.
- 3 to 5 years of progressive Finance leadership and experience with lease administration practices related to CAM, rent obligations, and property real estate taxes.
- Specialized training and experience in Real Estate property assessment; professional or appraisal certifications an asset; thoroughly familiar with present day appraisal techniques.
- Excellent understanding of accounting (GAAP) principles and a strong understanding of financial data processing systems.
- Strong knowledge of energy supply procurement and hedging and financial risk management strategies.
- Strong analytical and critical thinking skills to provide solutions; ability to leverage prior experience and adapt quickly to the changing work environment to make effective decisions, create strategic solutions, and/or revise analysis to support the vision of the business.
- Ability to work in a detail-oriented, multi-project environment while meeting tight and fixed deadlines.
- Demonstrates interpersonal skills with ability to influence business partners, to build and maintain collaborative relationships to effectively identify business opportunities.
