**Job description**
The Project Manager is accountable for providing project management and direction for a project or portfolio of projects ensuring timely completion and profitability. The incumbent is involved in project planning and start-up, project financials, project pre-construction, project execution and close-out, and maintains a relentless focus on meeting and exceeding customer needs and expectations.
**Responsibility**
1. Ensures the project is constructed as per design, budget, resources, quality, and schedule.
2. Collaborate with Preconstruction in preparing, revising, and monitoring information regarding reports related to costs involved in developing the project budget.
3. Manage the subcontracting process including facilitating scope review meetings, finalizing agreed processes, developing subcontract scopes, and managing subcontract distribution and final execution process.
4. Direct the process of determining the quantity of budget estimates / deliverables to the client.
5. Manage the project schedule and milestone dates and ensure that close-out checklists are prepared and maintained during the project lifecycle.
6. Review performance standards and metrics against which the team will be measured.
7. Monitor the change management process, including identifying change events, submitting change notices, pricing, and tracking change work, and negotiating change orders with clients.
8. Provide input into the completion of an organizational and responsibility matrix at the start of the project.
9. Establish project teams, define roles and responsibilities, and facilitate project team meetings.
11. Review contract documents to obtain a clear understanding of deliverables, which will ensure project work will be completed on time and within budget
12. Manage the review and communicate objectives for critical milestones, budget, schedule, and client satisfaction measurements to project team members
13. Contribute as appropriate to the pre-award process by determining project scope, planning, and estimating
14. Recognize and leverage Fairbrothers' techniques and processes for tracking progress
15. Monitor and control construction activities through effective teamwork and communication with on-site superintendents to ensure project is built on schedule and within budget
16. Address risk and implement corrective measures.
17. Manage the experience of clients and key specialist subcontractors to ensure positive relationships are established and maintained.
18. Build effective relationships with customers, design teams, subcontractors, suppliers, and user groups that reflect and support Fairbrothers core values.
19. Proactively seek new business opportunities through existing relationships
20. Take direct ownership / responsibility for the development, implementation, and execution of the Project Specific Safety Plan
**Skillsets**
2. In-depth knowledge of construction industry including building materials, construction specifications, methods and procedures, construction law and building codes, and safety and quality management practices.
3. Strong planning, organizational, and time management skills including the ability to manage project budgets and schedules.
4. Ability to identify and manage risk and opportunities on construction projects.
5. Ability to establish and maintain effective relationships with key stakeholders and decision makers.
6. Working knowledge of Microsoft Office Suite, project management and scheduling software, with a strong aptitude for adopting new technology.
**Education & Experience**
1. Bachelor’s degree or diploma in engineering, construction management, or a related field.
2. 8-10 years of progressive construction experience with leadership and mentoring preferred.
**Salary**: $100,000.00-$150,000.00 per year
