The **Maintenance Worker** reports to the Property Manager and is responsible for providing general residential maintenance support across all facilities. This role requires effective communication, time management, mechanical skills, and strong organizational abilities. The Maintenance Worker must work independently and as part of a team, possessing excellent troubleshooting and problem-solving skills. The position is physically demanding, requiring frequent lifting, carrying, and hands-on work in various trades. A valid driver’s license and clear drivers abstract is required for this position.

**Key Duties and Responsibilities**:

- Regular reporting of reoccurring tenant issues and orders to Property Manager
- Perform general maintenance for all facilities and housing units, ensuring they meet safety and operational standards
- Replace and repair leaking sinks, toilets, and resolve clogged drains
- Conduct minor repairs on equipment and facilities to ensure effective operations, including plumbing, carpentry, electrical, and HVAC systems
- Conduct preventive maintenance inspections of equipment and systems, documenting all checks and necessary repairs in ordinance with Property Manager
- Test and maintain smoke detectors and carbon monoxide detectors as per manufacturers' recommendations, keeping service logs of tests and repairs
- Maintain and organize tools and equipment, ensuring that all supplies and parts are in order and readily available
- Clean work areas, tools, machines, and equipment after use, ensuring a tidy and safe environment
- Install weather stripping, interior/exterior trim, and finish hardware, including window shades, venetian blinds, and curtain rods
- Assist with janitorial duties as required to maintain the cleanliness and safety of the facilities
- Perform security rounds of buildings, identifying and resolving safety and security issues in ordinance with Property Manager
- Handle occasional emergency maintenance tasks, including after-hours calls, triaging and addressing them as necessary
- Assist with seasonal maintenance tasks such as lawn care, snow removal, and facility preparations for weather changes
- Train new staff and vendors on maintenance tasks, ensuring they adhere to organizational standards and safety protocols
- Maintain detailed records of all maintenance activities, including completed work orders and upcoming repair schedules as directed by Property Manager
- Comply with safety and health regulations, ensuring safe practices during cleaning, repairs, and equipment usage
- Collaborate with vendors and tradespeople for more complex repairs, ensuring tasks are completed within deadlines
- Other duties as assigned based on organizational needs by Property Manager
- A thorough appreciation, awareness, and understanding of Indigenous history and culture, with experience working with diverse populations

**Skills and Qualifications**:

- **Education**: High school diploma or GED required. A combination of education and training in maintenance or related fields will be considered
- **Experience**: Minimum of 3 years of maintenance experience, including carpentry, mechanical, electrical, and plumbing work

**Technical Skills**:

- Basic knowledge of electrical, plumbing, HVAC, and carpentry trades
- Skilled in the use of hand and power tools
- Strong understanding of safety procedures and practices to prevent workplace accidents
- Knowledge of construction and municipal codes

**Physical Requirements**:

- Physically capable of lifting and moving objects up to 50lbs as needed
- Ability to work in physically demanding environments, including climbing, kneeling, and lifting
- Flexibility for occasional evening and weekend/shift work

**Licensing**:

- Valid driver’s license and clear drivers abstract is required

**Additional Competencies**:

- Demonstrated ability to work independently, managing and prioritizing tasks to maintain facilities according to high standards
- Proven analytical and problem-solving skills, with strong attention to detail in resolving maintenance issues
- Strong written and verbal communication skills, with the ability to resolve conflicts and build strong relationships with tenants, staff, and vendors
- Ability to work well under mínimal supervision while maintaining excellent work habits, such as punctuality and efficient use of time
- A thorough appreciation, awareness, and understanding of Indigenous history and culture, with experience working with diverse populations

Pay: $15.00-$30.28 per hour
