**Overview**

**Duties**
- Manage property operations, including leasing and tenant relations.
- Manage listings & advertisements for vacant units. Schedule and perform showings.
- Implement marketing strategies to attract new tenants and retain existing ones through effective sales techniques.
- Screen applicants and negotiate lease agreements and renewals while maintaining positive relationships with tenants.
- Handle tenant inquiries and concerns promptly with exceptional customer service.
- Monitor collections of rent, laundry and late fees.
- Document tenant correspondence and activity.
- File forms with ORT and attend ORT hearings as required.
- Conduct regular property inspections to ensure compliance with safety/cleanliness standards and maintenance protocols.
- Coordinate repairs and maintenance with the Maintenance Manager.
- Oversee administrative tasks such as data entry, record keeping, and reporting using Buildium property management software.

**Experience**
- Proven experience in property management or a related field is preferred.
- Strong administrative skills with proficiency in office tasks such as data entry and record management.
- Excellent customer service skills with a focus on phone etiquette and tenant interaction.
- Ability to negotiate effectively with tenants, vendors, and contractors.
- Familiarity with Buildium property management software is a plus but not mandatory.
- A background in sales or marketing can enhance effectiveness in attracting tenants.
