**Job description** **Position Summary**: Reporting to the Property Portfolio Manager (PPM), the Building Manager (BM) is New Vista’s representative in matters of resident relations and is responsible for security, maintenance and administrative functions of assigned property. The BM is also responsible for providing assignment of work to janitors and ensuring resident property, public and common areas are maintained, and on-line records and other files/records are maintained. **Education, Training and Experience**: - Grade 12, preferably with post-secondary education in the social services related field or has completed a Building Manager Certificate or Maintenance program - Two years’ experience as a Building Manager or an equivalent combination of education, training and experience. **Working knowledge of the Residential Tenancy Act**: - Possess good organizational and problem-solving skills and have intermediate MS office skills. - Possess valid class 5 driver's license and satisfactory driving record and access to transportation is required. **Core Competencies**: - Initiative - Ability to remain calm under pressure - Able to work independently with mínimal supervision - Able to communicate effectively both verbally and in writing - Able to organize and prioritize - Able to analyze and resolve problems **Key Job Responsibilities**: - Maintains order and appearance of the "common" and "public" areas, including vacant dwellings - Answers and determines emergency calls and notifies appropriate authorities - Performs annual unit inspections; responding to or processing tenant enquiries and complaints and taking appropriate action; completes incidence and other reports; - Supports administrative functions related to property management and landlord/tenant relations such as distributing information notices, completes cleaning duty forms an schedules and completion move-in/move-out forms. - Prepares vacant suites and shows available suites to prospective tenants; Conduct property tours, respond to general public inquiries at the direction of the Portfolio Property Manager; coordinate reservations of elevator for move-ins and move-outs - Maintains calendar for amenity rook bookings; provides temporary access to room; administers room use deposit; inspect room pre and post use for cleanliness and damage, as required - Maintains security of the grounds ad buildings by performing duties such as patrolling, checking that doors and windows in common areas are secure, escorting unwelcome visitors out of buildings and off grounds - Monitors janitorial and maintenance supplies. Maintains organized supply areas and record of inventory levels. Checks packing slips against orders and goods received, stores and distributes supplies - Performs minor maintenance duties in the assigned area: - Generates work orders for maintenance staff - Minor electrical duties, such as changing fuses, stove elements, switch/outlet covers, light bulbs and tubes, check breakers, test emergency lighting, check/reset time clocks and adjust thermostats; inspection of electrical room in compliance with Fire Safety Plan - Minor plumbing maintenance such as washer/stems, spouts/aerators, shower heads, flush handles, toilet seats, check shutoffs, caulk bathtubs, clean sink traps, snake drains and toilet auger to be used (if required); - Minor carpentry maintenance such as hardware replacement (locks, stops, striker plate, handles, hinges and back sets), adjust weather stripping, repair/replace bathroom hardware and accessories, repair drapery tracks and fittings, secure broken windows and doors, touch-up painting and staining, adjust handrails, caulking, adjust door closers. - Minor mechanical maintenance: Inspection of mechanical equipment - Minor appliance maintenance such as change butter doors, freezer doors, crisper trays, bottle bars, moving and levelling of appliances, duct work repairs for dryers, replace supply hose for washers; - Minor exterior maintenance such as fencing - Other duties as directed Pay: $26.00-$27.09 per hour **Benefits**: - Dental care - Extended health care - Paid time off Schedule: - Monday to Friday Work Location: In person **Job Types**: Full-time, Permanent Pay: $26.00-$27.09 per hour **Benefits**: - Company events - Dental care - Extended health care - On-site parking - Paid time off Schedule: - 8 hour shift - Monday to Friday Work Location: In person
