Guelph Non-Profit Housing Corporation (GNPHC) is seeking a dedicated and reliable Live-In Building Superintendent to join our team This full-time, live-in role provides a unique opportunity to be part of a team that is committed to building community through safe, affordable and inclusive homes.

**MAIN FUNCTION**:
This position reports directly to the Maintenance Supervisor for daily work assignments and for personnel issues. The position is responsible for providing janitorial & maintenance services, within assigned building locations, to standards acceptable to the Guelph Non-Profit Housing Corporation. Superintendent is required to live on site in a unit provided under the Residential Tenancies Act Sec. 93 or subsequent legislation.

**PRINCIPAL RESPONSIBILITIES and DUTIES**:
Under the direction of the Maintenance Supervisor, the Building Superintendent has the following key duties and responsibilities:
**Maintain general cleanliness of all public building areas,** including but not exclusive:

- Checking the building, grounds and parking areas daily.
- Vacuuming of corridors and lounges.
- Common space window cleaning.
- Mopping of floors in common areas.
- Stripping, washing and waxing floors in common areas.
- Travel to other GNPHC locations to perform general custodial duties under the direction of the Maintenance Supervisor.

**Waste Handling,** including but not exclusive:

- Bagging and relocation of garbage to specified storage areas
- Ensuring waste is ready for pickup and on schedule

**Preparation of vacant units for incoming tenants,** including but not exclusive:

- Minor maintenance repairs, including general repair work, minor plumbing repairs and preparation of walls for painting
- Cleaning of appliances
- Cleaning of windows, bathrooms and kitchens

**General building maintenance,** including but not exclusive:

- Following and completing tasks related to our preventative maintenance program
- Completion of work from tenant Maintenance Request Forms
- Travel to other GNPHC locations to perform general building maintenance under the direction of the Maintenance Supervisor
- Completion of building general repairs to common space areas.

**Reporting of information/general requirements,** including but not exclusive:

- Reporting repairs requiring contractor to Maintenance Supervisor or Property Manager.
- Reporting tenant issues to Property Manager.
- Monitor and report on building surveillance system (where applicable).
- Relaying requests for supplies and materials required to Maintenance Supervisor, to ensure adequate supply available at building.
- Providing updated information for Building Inventory to Maintenance Supervisor.
- Reporting on the building general maintenance concerns the Maintenance Supervisor.
- Pickup and delivery of mail, notices, etc. from Administration Centre.
- Showing vacant units to prospective tenants.
- Contacting and providing assistance to emergency services in the event of an emergency.
- Assisting tenants using appropriate procedures in case of fire alarms or emergencies.
- Providing support in accordance with Fire Safety Plan and Procedures.
- Maintaining several logbooks.
- Other related duties as required.

**On call duties**
- On call ‘after hours’ as directed by the supervisor, covering all GNPHC properties
- Statutory holidays will be included in the rotation,

**Qualifications**
- Secondary school diploma.
- 2-3 year experience of electrical, plumbing and general repair work and janitorial practices.
- Strong interpersonal and communication skills (verbal and written)
- Knowledge of building maintenance, W.H.M.I.S., Residential Tenancies Act. and safety procedures.
- Ability to communicate effectively both verbally and in writing.
- Ability to use basic computer software such as Outlook, Word, Excel, PowerPoint
- Must have a reliable vehicle and valid driver's license.

**OTHER**:

- Head Office Location: 138 Wyndham Street North, Guelph
- Offsite work locations: Guelph Non-Profit Housing Corporation projects as assigned.
- Regular work week: On Duty: 8.30 AM to 4.30 PM Monday through Friday.
- On Call: Part of a rotating schedule, after office hours including statutory holidays. While on call, Superintendents will be available to assist tenants in emergency situations at any of the properties, located within the City of Guelph.
- Provision of cleared criminal reference check.
- Valid driver's license and access to a vehicle.

Pay: $54,000.00-$59,000.00 per year
