Part Time Residential Superintendent

Responsibilities and duties for a part-time, live-in superintendent: - **Maintenance and repairs**: Performing minor maintenance tasks, including painting and drywall repair. Larger issues typically involve contacting property management. - **Cleaning and upkeep**: Maintaining the cleanliness of all common areas, such as hallways, stairwells, and the parking garage. This also includes keeping the grounds free of garbage and debris. - **Groundskeeping**: Handling basic groundskeeping like watering grass and maintaining plants. Seasonal tasks, such as snow removal and salting walkways in winter, are also required. - **Unit preparation**: Ensuring vacant units are "move-in ready" within a reasonable timeframe. This involves cleaning, replacing light bulbs, and inspecting appliances. - **Tenant relations**: Serving as the main point of contact for residents, addressing their concerns and complaints promptly, and enforcing building rules. - **Administrative tasks**: Assisting with rent collection, tenant move-in and move-out inspections, and other administrative duties as requested by management. - **Emergency response**: Being available and on-call for emergencies during evenings, weekends, or other designated times.
