Maintenance/janitor - Updated for Subcontractors

**The Role**

We are looking for a full-time All-Star (you) to service the common areas in commercial buildings and properties. Working Sunday - Thursday starting by 7 AM with a variety of priorities and responsibilities. There is some flexibility with days depending on other factors. We have a work van to help you get between the sites and run work-related errands. There is some flexibility to your day after you service the high-priority sites. The important thing is that everything gets done. You should have a strong, independent work ethic and be a natural collaborator.

We're not a large company that's out of touch with our employees. We're a human company where managers are reachable. We often spend time on-site supporting employees and making sure they can get the job done. Pay is dependent on experience and abilities in the range of $18-$22 per hour for employees and $22-$25 per hour for subcontractors that have their own basic tools, WCB membership, and liability insurance. Someone that can do all the tasks on a site means it costs less travel time, other employees, and sub-contractors. That means the clients will pay more for your services.

**Duties and Responsibilities**
- Review and execute weekly, monthly, and annual maintenance task lists using Trello
- Repair maintenance items as requested
- Follow up on the status of repairs and deficiencies
- Meet on-site with and organize with sub-contractors for special projects
- Track work and communicate through Trello (training provided)
- Interact with and be presentable to the public and clients
- Respond and attend to client repair requests
- Report damages and vandalism to the building manager and cover with paint as necessary

Perform site duties which may include:

- Sweeping and trash pickup
- Cleaning spills and messes
- Wiping
- Leaf blowing
- Inspecting washrooms and mechanical rooms
- Changing lightbulbs
- Emptying garbages and cleaning bins as necessary
- Checking vehicles for parking passes
- Mopping and vacuuming as necessary
- Snow removal
- Salting
- Investigating site repairs and needs
- Gutter cleaning
- Christmas light installation
- Plus, a variety of similar duties

**Knowledge, Skills, and Abilities**
- Detail-oriented with the ability to work independently
- Able to decide which work is more important
- Able to move up and down stairs, service ramps, and ladders
- Can perform repeat bending, pushing, pulling, reaching, twisting, and stooping
- Can handle heavy items as required
- Ability to use a smartphone and learn to use the Trello app
- A ‘figure it out’ attitude with a growth mindset
- A good eye for inspecting buildings and grounds to spot issues and recommend repairs to management

We prefer:

- Commercial cleaning experience
- Mechanical know-how
- Experience troubleshooting equipment, infrastructure, plumbing, and control systems

**Required Assets**
- Must have a valid BC Driver’s Licence
