Building Caretaker

**Building Management Duties**
- Oversee regular building maintenance.
- Respond to resident inquiries and resolve issues promptly.
- Program and update fobs (remote access keys).
- Coordinate and manage trades and contractors.
- Monitor building conditions and security, including reviewing security cameras as requested.
- Perform daily walkthroughs and report deficiencies to Penny Lane.
- Inspect for damage or vandalism and monitor visitor parking.
- Coordinate move-in/move-out inspections, security, and elevator protection.
- Manage inventory and replace light bulbs as required.
- Produce and submit incident reports.

**Cleaning Duties**
- **Daily**: Clean lobby windows, doors, floors, mats, and intercom; sweep and mop lobby tiles, elevator doors, walls, and floors.
- **Weekly**: Vacuum hallway and common area floors (1-4), wipe trim and note damages, clean exit doors, vacuum and sweep stairs, change light bulbs, and empty mailbox recycling.
- **As needed**: Install elevator padding for moves, and clear debris from entrances.

**Skills and Qualifications**
- Strong ability to establish positive working relationships with residents, Penny Lane Management staff, and contractors.
- Problem-solving skills to resolve issues and maintain smooth building operations.
- Effective communication and coordination skills with contractors and Penny Lane.
- Ability to inspect and identify building deficiencies.
- Organized self-starter with strong work ethic and attention to detail.
- Capable of lifting 30-50lbs and reaching/bending as required.

**Job Type**: Part-time

Pay: $35.00-$45.00 per hour

Expected hours: 21 - 28 per week
