**CARETAKER**

**Position Profile**: The caretaker assists in the cleaning and minor maintenance of Legion Manor to ensure its clean and safe operation.

**Directly Reports to**: Building Manager

**Indirectly Reports to**: Nutana Veterans Housing Board of Directors

**Required Education, Knowledge, Qualification and Experience**:

- Minimum grade 12 education
- Valid class 5 driver’s license
- Must have own vehicle (truck preferred)
- Direct experience in caretaking field would be considered an asset
- Knowledge of the Workplace Hazardous Materials Information System (WHMIS)
- Must pass a criminal records check
- Armed Forces veteran preferred (but not limited to)

- Ability to prioritize multiple demands and effectively manage time
- Ability to execute written and oral instructions for the safe, competent use of caretaking supplies and operation of equipment
- Work in varied climates and conditions which may include: dust, vapors, fumes or slippery floors
- Employees must be physically fit and able to handle various tasks involving lifting, bending, twisting, turning and climbing
- Ability to perform minor maintenance functions
- Present a professional attitude and appearance

**Duties and Responsibilities**:
**Without restricting the generality of this job description, the Caretaker shall perform such duties and responsibilities as may be assigned, including but not restricted to the following**:

- Assist in the operation and checks of building mechanical systems (i.e. boiler)
- Lock and secure facility
- Change light bulbs as required
- Perform minor maintenance and repair duties; similar in nature expected in the maintenance of a residence, which includes plumbing repairs, basic carpentry and minor painting
- Dust and polish as required
- Be cognizant of the need to be proactive in energy management (i.e. turning off lights and HVAC systems when not required)
- Fire pump check
- Fire alarm inspections
- Emergency lights
- Deal tactfully with employees and tenants
- Be knowledgeable about and supportive of administrative procedures and directives
- Practice safe work habits at all times
- Perform other duties as may be required or assigned by the Building Manager
- Available for on-call emergencies

**Opening Duties**:

- Daily walkthrough of all floors to check for obvious issues (I.e. checking dials in maintenance room, lights out or fans not working
- Check furnaces/air handling units to ensure they are operating

**Daily Duties**:

- Thoroughly clean and organize caretaker rooms, supply areas and furnace as well as boiler room
- Replace burnt out light bulbs as required
- Do minor maintenance repairs/projects and paint touch ups as required
- Maintain lawns at Legion Manor
- Ensure entrances and sidewalks are cleared to the surface of debris/snow/ice
- Inspect or assist in the inspection of exterior equipment and surfaces
- Arrange for the removal of refuse from Legion Manor (moving bins out for collection)
- Pick up debris, garbage and broken glass from paved and cemented areas

**Confidentiality**:
At no time should a caretaker discuss information pertaining to anyone in Legion Manor. Breaching confidentiality is a serious violation of acceptable conduct.

**Independence**:
The caretaker is expected to work independently and as a team member of Legion Manor.

**Responsibility for Quality of Assigned Work**:
The employee is under direct supervision of the building manager and is responsible for the quality of the work and is expected to seek clarification and direction on any matters of concern.

**Job Type**: Part-time

Pay: $20.00 per hour

Expected hours: 20 per week
