**You**
You have proven experience as a maintenance professional, and in-depth knowledge of basic property maintenance responsibilities.
You have superior time management skills and thrive under the pressure, you are excellent staying on task without supervision, and can communicate efficiently and effectively. You possess the skills to fix and maintain almost anything to do with property upkeep.
**Duties & Responsibilities**
- Complete various maintenance jobs assigned to you daily
- Visit the locations
- Analyze repairs reported and troubleshoot them
- Work independently with minimum supervision as you are most often in the field by yourself
- Performs on-call emergency service as required
- Complete maintenance repairs on a timely basis to ensure resident satisfaction and safety following priority guidelines
- Prepares or assists in preparing all vacant apartments to a market-ready condition
- Performs various building maintenance functions and reports findings in maintenance log. These functions may include, but are not limited to, light bulb changes, caulking, filter changes, touch-up painting, lock and appliance repairs, install/repair window, pool and sprinkler system maintenance and minor HVAC maintenance
- Take photos of deficiencies and finished work as required for documenting maintenance repairs and damage and updating to Yardi Voyager Mobile Maintenance
- Ensure all tools and cleaning equipment are maintained and serviced regularly
- Assists the on special maintenance projects, i.e., preventive maintenance of building components and/or mechanical
- Inspects property common areas, apartment units and grounds on a regular basis and works with other staff to make sure that the property’s appearance is acceptable and that apartments are ready to show to prospective residents
- Maintains the maintenance storage area in a neat and organized fashion
- Sending daily work reports with pictures
- Other related duties as required. Must be able to lift at least 25 kilograms
- Conduct all communication and behaviour in a professional manner
