**Responsibilities**:

- Pro Forma creation and maintenance
- Draft and submit budget proposals and recommend subsequent budget changes where necessary
- Determine and assess need for staffing and trades, prepare contracts for trades including detailed description of scope of work and payment schedules
- Prepare, organize and maintain all project correspondences current in the respective project files
- Prepare quantity take-offs
- Prepare trade submittal lists and follow up with the trades regarding expediting equipment deliveries and shop drawings
- Constant follow up with trades and consultants to achieve project goals in a timely fashion
- Review progress draws for each sub-trade and prepare progress draws in required format
- Prepare schedule update schedule reporting
- Submit and follow up with city officials regarding permits and other correspondences
- Check all invoices/progress claims for correct quantity, unit price, percentage of work performed and code invoices
- Distribute project development reports to the senior management on ongoing basis
- Schedule, attend and prepare construction meeting minutes
- Proactively manage changes in project scope, identify potential crisis, and devise contingency plans
- Conduct project post mortems and create recommendations report in order to identify successful and unsuccessful project elements.

**Requirements**:

- Minimum 3 to 5 years of related real estate development and project management work in multi-residential wood frame and townhome construction.
- Proven performance in leadership and managing both people and development sites
- Demonstrate ability to analyze, problem solve, make recommendations for change, implement and evaluate and provide a strong process perspective
- Technically competent with various software with various software programs related to construction industry.
- Professional accreditations such as PQS, ASct, GSC is an asset.

**Job Types**: Full-time, Permanent

Pay: $80,000.00-$100,000.00 per year
