**The Position**:
The maintenance technician is responsible for ensuring the safe, efficient, and well-maintained operation of affordable housing properties. This role involves performing a variety of maintenance tasks, repairs, and preventive maintenance activities to ensure the comfort, safety, and satisfaction of residents. The Maintenance Technician is an integral part of the property management team and contributes to maintaining a high standard of living for residents.

**Responsibilities**:

- ** Maintenance and Repairs**: Conduct routine inspections of buildings, units, and common areas to identify and address maintenance and repair needs promptly. Perform repairs and maintenance tasks, including minor plumbing, electrical, carpentry, painting, and HVAC systems, to ensure safe and functional living conditions for residents.
- ** Tenant Work Orders**: Respond to tenant work orders in a timely and courteous manner. Address maintenance concerns raised by residents and staff to strive to resolve issues efficiently while ensuring resident satisfaction.
- ** Preventive Maintenance**: Perform regular preventive maintenance tasks to prolong the life of equipment, appliances, building systems and conducting routine inspections.
- ** Safety and Compliance**: Maintain a safe and hazard-free environment for residents and staff. Adhere to safety protocols and regulations while performing maintenance tasks. Ensure compliance with all relevant building codes, regulations, and affordable housing program requirements.
- ** Documentation**: Maintain accurate records of maintenance activities, repairs, and service requests in Yardi (property management software) and closing off work orders. Keep detailed documentation of repairs, parts used, and expenses incurred as per finance policies. Assist in maintaining an organized inventory of maintenance supplies and equipment.
- ** Team Collaboration**: Collaborate with property management staff, contractors, and vendors to coordinate and oversee maintenance projects, repairs, and improvements. Communicate effectively with colleagues to ensure seamless property operations.
- ** Tenant Relations**: Interact professionally and respectfully with residents while performing maintenance tasks. Provide exceptional customer service and address resident concerns with empathy and professionalism.
- ** Emergency Response**: Be available for on-call duties as needed, responding promptly to emergency maintenance requests outside of regular working hours.
- Perform other related duties as defined and assigned by the reporting Director or designate on an as and when required basis.

**Education and Experience**:

- High school diploma or equivalent; vocational or technical training in maintenance or a related field is a plus. An openness to supplementary training is an asset.
- Previous experience in property maintenance or a similar role, preferably in affordable housing settings.
- Proficiency in a variety of maintenance skills, including plumbing, electrical, carpentry, and painting.
- Pest control certification training is an asset, however, willing to train.

**Knowledge, Skills, and/or Abilities**:

- Strong problem-solving skills and ability to troubleshoot maintenance issues effectively;
- Knowledge of safety protocols, building codes, and regulations related to maintenance and repair work;
- Excellent communication and interpersonal skills for interacting with residents and colleagues;
- Ability to work independently, manage time effectively, and prioritize tasks;
- Willingness to learn and adapt to new techniques and technologies in the field;
- Availability for on-call duties and emergency response as needed;
- Experience with Yardi or other property management software is an asset.

**Other Conditions**:

- Must provide a current, original, Canadian Criminal Record Check (CCRC) with vulnerable sector search as a condition of employment.
- Must possess a valid driver’s license (class 5) and meet STC’s insurance requirements as a condition of employment.
