**Job Description**:
CPP Investments has an exciting opportunity in Toronto to join our Real Estate Valuations Group. The Manager, Real Estate Valuations, reports to the Director for the Americas, and is a member of the team responsible for developing an independent view of fair value for the $50 billion global real estate portfolio. The valuations of our investments are the basis for key decisions made to manage the CPP Fund, including asset allocation, risk management and financial reporting.

**Role-Specific Accountabilities**:

- Support the quarterly valuation deliverables, processes, controls, and reporting
- Develop a solid understanding of the properties, markets, and enterprise operations for your portfolios, enabling you to support the business as an independent and objective partner
- Identify and facilitate the exchange and use of relevant partner reporting and property information
- Maintain market acumen, and foster relationships in global investment, brokerage, peer, and appraisal communities
- Research and integrate pertinent market activity, surveys, and commentary
- Grow relationships and coordinate efforts across multiple CPP Investments’ global offices, partners, and functions
- Review external appraisals and contribute to developing and shaping review processes to global best standards
- Independently prepare property valuations, building and maintaining complex dynamic Argus Enterprise and Excel models
- Develop and provide insightful valuation analysis to identify material quarterly valuation movements and drivers
- Report and substantiate valuation results to valuation, finance, and investment leadership, and internal and external auditors
- Assist with the integration of your regional results with global portfolio results, reporting and analytics
- Contribute to evolving valuation processes and reporting towards global best practice; support efforts to mature the risk, governance, and control frameworks
- Other duties and/or projects as required

**Qualifications**:

- Relevant undergraduate or advanced degree - real estate, valuations, business studies
- AACI, MRICS, MAI or equivalent globally recognized professional real estate valuation accreditation
- 10+ years commercial real estate valuation experience across multiple asset classes
- Proven expertise in commercial property valuation and portfolio level reporting and analytics
- Deep understanding of valuation standards and methodologies
- Experience and foundational knowledge to challenge stakeholders on valuations
- Excellent analytical skills and business judgement
- Proven experience managing people, processes, and stakeholders, supporting change initiatives, and collaborating across teams
- Effective communication and relationship building skills in both a virtual and in-person environment
- Solid Argus Enterprise and Excel valuation modelling skills for complex institutional assets
- Advanced user of Excel, competent in maintaining and analyzing large sets of data
- Experienced user of Tableau, MS Office Power Point, Word, and Outlook; VBA an asset
