**Job Overview**

The Building Supervisor will enhance the dignity and quality of life for each resident by supporting holistic wellness and an interdependent community. Reporting to the Supportive Living Manager, the Building Supervisor is a working leadership role accountable for implementing and overseeing both the maintenance and housekeeping program to ensure a safe, clean, well maintained, efficient, and secure environment (interior and exterior) for Inclusio’s residents, staff, and visitors. This position will be responsible to lead an internal team of housekeepers and build positive relationships with contracted service providers. The Building Supervisor will be responsible to complete or coordinate all day-to-day and preventative maintenance/service /repairs relating to all items considered assets by Accessible Housing as well as effective management of the housekeeping team including supply/equipment ordering and inventory management.

**Duties and Responsibilities**:
**Supervision/Staffing Coordination & Leadership**
- Assist in recruitment, selection, training, scheduling and evaluation of all department staff.
- Evaluate performance of all team members annually or as required.
- Consistently document all performance related conversations with staff.
- Provide work direction and supervision to department staff including regular department meetings.
- Create a positive team atmosphere, ensuring a high standard of service is provided to all those requiring service or supports from the team.
- Create a positive relationship with all general contractors and service providers having business with Inclusio.
- Collaborate with the Supportive Living Manager and serve as leader for routine maintenance projects (define and manage scope of work, budgets and timelines).

**Supplies/Equipment**
- Ensure adequate housekeeping and maintenance supplies are available with an inventory control system in place.
- Ensure appropriate equipment is in place and in well maintained, working condition for department staff.
- Ensure preventative maintenance schedules on all equipment are established and followed as per manufacturer’s recommendations.

**Building Interior (inclusive of plumbing/electrical/mechanical/fire protection)**
- Schedule repairs and ongoing building maintenance as required.
- Inspect and then repair and maintain in good state, all interior surfaces such as walls (paint and drywall), flooring, ceilings, fixtures, and complete any other minor carpentry required in both common areas and resident suites.
- Troubleshoot first all concerns prior to engagement of contracted services.
- Assist in housekeeping duties as required (for example, high touch areas, maintenance of special flooring, etc.).
- Develop and maintain maintenance/housekeeping checklists which reflect appropriate timelines for work completed. All logs are to be kept for audit purposes.
- Develop an understanding of the telephone/nurse call/digital lifestyles and security system used in the building.

**Building Exterior**
- Complete regular inspections of the building exterior and address areas of concern.
- Ensure all walkways and entrances, including emergency exits are kept clear of snow/ice within an appropriate time following a snowfall.
- Monitor and supplement (as needed) contracts for exterior services (yard work and snow removal).
- Conduct regular roof inspections for damages and ensure that roof drains are free of debris.
- Obtain quotes and make arrangements for annual window cleaning.

**Fire/Life Safety**
- Maintain an inventory of fire extinguishers and applicable maintenance log for same.
- Ensure all fire systems (and generator) are tested annually by a certified professional (or as required by Fire Code).
- Ensure kitchen suppression system is inspected semi-annually by a certified professional.
- Update building information as needed for the Fire Department and the Emergency Monitoring Station.
- Understand operation of the fire panel and generator.
- Conduct and document monthly fire drills with staff and residents.

**Financial Sustainability**
- Work within the operating budget of the maintenance and housekeeping department of Inclusio.
- Participate in annual budget review and creation.
- Follow all ordering process as developed by the site.
- Prepare variance reports as required for the departments based on P/L statements.
- Discuss all capital or one-time expenses with the Supportive Living Manager for approval.
- Submit all new/renewal contracts with recommendations to the Supportive Living Manager for final execution from Accessible Housing Executive team.

**Regulatory Compliance/Quality Improvement & Communications**
- Participate in the regular evaluation of vendor performance with the Supportive Living Manager.
