**Job Title**: Live-Out Superintendent.
**Location**: Downtown Toronto (Condominium).
**Schedule**: Monday - Friday, 8 hours per day.
**Compensation**: $22.15/hour.
- After-hours emergency calls are compensated at **time and a half** with a **minimum of 3 hours pay**.

**Position Overview**:
The Live-Out Superintendent is responsible for the daily operations, maintenance, and general upkeep of the condominium property. This role ensures the building is maintained to a high standard, provides support to residents, and works closely with the Property Manager to coordinate maintenance, cleaning, and contractor services.

**Key Responsibilities**
- Conduct **daily inspections** of the building, ensuring all areas are clean, safe, and well-maintained.
- Perform **regular checks of all mechanical rooms** and building systems.
- ** Supervise cleaning staff**, ensuring all cleaning tasks meet condominium standards.
- Assist with **move-ins and move-outs**, including scheduling, elevator bookings, and oversight.
- Respond to **tenant requests** and concerns in a timely and professional manner.
- Carry out **minor repairs** and maintenance tasks as needed.
- Place **garbage and recycling bins** out for collection; assist with the compactor and garbage chute as required.
- Communicate and coordinate directly with **contractors and service providers**.
- Work collaboratively with the **Property Manager** to address building needs and resident issues.
- Be available for **after-hours emergency calls**, providing support and resolution when needed.

**Qualifications & Skills**:

- Previous experience as a Superintendent, Building Operator, or similar role in residential or condominium settings.
- Basic knowledge of building systems, general maintenance, and minor repair work.
- Strong communication and interpersonal skills to work effectively with residents, staff, contractors, and management.
- Ability to prioritize tasks, manage time effectively, and work independently.
- Physically capable of performing hands-on tasks including lifting, moving bins, and minor repairs. Professional, reliable, and service-oriented.

**Compensation & Benefits**:

- ** Hourly Rate**: $22.15.
- ** Overtime**: After-hours emergency calls paid at time and a half with a 3-hour minimum.
- Monday to Friday schedule (8 hours per day).
- Benefits are available after 3-months of employment.
