Roving Building Operator
The Operator is responsible for the overall operation of assigned buildings.

DUTIES & RESPONSIBILITIES:
DAILY:
Daily walk-through of the buildings, parkade, and common area and report any deficiencies such as burnt bulbs, building damage, etc. to the Property Manager and take corrective measures as instructed.
Check BMS to ensure there are no alarms and handle accordingly based on issue.
Daily litter pick up in the exterior common areas, interior common areas, and parkade.
Inspect parkade ramp to ensure the sensor is clear of debris and operating properly, including parking lot gates.
Report deficiencies in the maintenance and repair of building operating systems and facilities to the Property Manager.
Maintain a daily log of work performed, incidents occurring, and other noteworthy information.Report building occupant concerns to the Property Manager; provide assistance on corrective action as instructed.
Ensure all operating reports and records such as purchase orders, equipment logs and service reports are gathered, complied, and reported as required. All work to be approved by the Property Manager prior to proceeding.
Ensure maintenance office and the building common areas are kept in clean and good order.
Ensure common area exterior and interior lights are operational and if not replace lights or make arrangements to have them repaired/replaced.
WEEKLY:
Minor repairs required in the buildings - as required.
Inspect sump pumps/lift station/O2 sensor.
Monitor the delivery of tenant services such as HVAC, security, and cleaning. Report to the Property Manager on any deficiencies in the service provided.
MONTHLY OR AS REQUIRED:
Maintain the tenant building and parkade fob access system; updating as required.
Periodic check of the building security system video.
Evaluate building performance and recommend preventative maintenance programs.Ensure that building operating systems and facilities adhere to legislated requirements and company standards.
Monitor work of contractors/external service providers to ensure adherence to company and industry standards.
Contribute to changes in standards, processes, and procedures for building operations.Respond to emergencies.
Provide on-call service on a rotating basis.
Maintain records of all building drawings and technical systems.
Assist in the preparation of emergency and disaster plans.Provide input on the operational budget for the building.
Provide assistance and advice to the Property Manager on special projects as requested.Review elevator maintenance logs to ensure vendor is performing the quarterly inspections and repairs as required and to ensure logbook is being maintained by the contractor.
Inspect fire extinguishers to ensure they are not expired; making sure they get re-certified.
Ensure mechanical rooms are kept clean and free of debris and materials.
Other duties as assigned by the Property Manager

**Job Types**: Full-time, Fixed term contract
Contract length: 6 months
