Building Manager

We are currently looking for a Community & Building Manager to manage a 150-unit apartment complex.

**Job Title: Community & Building Manager/Live-in Caretaker**

**Job Purpose**:
We are looking for an experienced Community & Building Manager to oversee the daily operations of an apartment complex. You will be responsible for ensuring the safety, security and happiness of building tenants, coordinating and managing maintenance and repair activities, to ensure smooth daily building operations.

To be successful as a Community & Building Manager, you should have excellent organizational and project management skills and ensure that the property is in compliance with applicable regulations and building codes at all times, no short cuts. The Building Manager we are seeking should be able to respond to and resolve any issues reported by residents efficiently and effectively.

**Duties/Responsibilities**:
Administrative duties:

- Oversee day-to-day operations of a multi-residential apartment complex
- Maintain a safe environment with proper lighting, signage, and disability access
- Ensure any safety concerns are dealt with swiftly
- Process rental or lease payments and conduct follow ups with late or missing payments
- Negotiating and liaising with third-party service providers
- Maintaining records of tenants
- Conducting regular building inspections and preparing reports.
- Ensuring that occupants are provided with proper utilities, and that facilities are in compliance with applicable policies, regulations, and building codes
- Hiring employees or contractors as needed to maintain, repair, or improve the property.

Financial duties:

- Prepare, monitoring and reporting on building maintenance budgets
- Account for repairs, maintenance, or special projects, ensuring that all financial costs stay within budget in property management software
- Create an annual budget and provide monthly reviews and reports to watch for challenges or discrepancies
- Monitor and report on market value of the real estate in the area and makes suggestions for rental increases or decreases.

Maintenance duties:

- Indoor maintenance includes cleaning and maintenance of common areas. Outdoor maintenance includes lawn mowing, landscaping maintenance, snow clearing, and parking lot maintenance
- Drafting and updating emergency plans and evacuation procedures
- Scheduling regular building maintenance and janitorial services
- Contracting professionals for repairs as needed
- Assisting with emergency response and evacuations.

Communication duties:

- Tending to requests, resolving complaints, and problems from building tenants
- Work as a liaison between the property owner and tenants, providing open feedback and communication
- Follows proper procedures in emergency situations and responds promptly and positively to resident requests for assistance

Supervisory duties:

- Oversee contractors and inspect completed jobs
- Supervise grounds staff
- Inspect the building frequently for signs of damage or wear
- Overseeing security, fire prevention, and other safety systems

**Requirements**:

- GED or high school diploma.
- Bachelor's degree in business administration, real estate management, or a related field considered an asset
- At least 5 years of experience as a building manager or a similar role.
- Knowledge of relevant laws, regulations, and building codes
- Knowledge of the Residential Tenancy Act in Saskatoon (RTA)
- Excellent project management and negotiation skills
- Good communication and customer service skills
- Strong critical thinking and problem-solving skills
- A self-starter, requires minimum supervision

**Skills**:

- Experience with property management software, such as Rent Manager
- Basic working knowledge of Excel
- Basic working knowledge of Microsoft Office.
