**Building Maintenance Operator**

**Job Description Summary**
- Perform and complete all assigned duties & responsibilities with minimum supervision as per agreed schedules.
- Appropriate conduct and acceptable appearance at all times while on duty.
- Conduct regular and frequent interior, exterior, and roof inspections of property for damage. Communicate deficiencies to the Lead Hand Building Operator in a timely manner. Perform and or arrange for repairs.
- Repairs to include but not limited to, HVAC/R, door hardware, drywall, painting, plaster, tiling, lighting, electrical, plumbing, signage, etc.
- Ensure preventive/corrective maintenance for equipment, building automation system, and related systems.
- Carry out regular inspections of life safety equipment (emergency lighting, fire hoses/cabinets, sprinklers, extinguishers, AEDs, etc.).
- Assist with Occupational Health & Safety repairs.
- Respond and assist with seasonal building requirements, including snow clearing, seasonal decorating, etc.
- Utilize the work order system (eBase) to respond to tenant and landlord work orders in a timely manner. Record findings, communicate status, add labour and materials where applicable, and close appropriately.
- Basic programming, scheduling, and commanding of equipment through building automation system when supervisor or Op’s Manager is unavailable.
- Assist in conducting the required fire drills/evacuations.
- Ensure maintenance facilities/workshops are neat and orderly at all times.
- Rotational on-call basis to perform urgent tasks that occur outside of regular working business hours.
- Assist with special projects as required.

**Qualifications**:

- Minimum 5 years’ experience in general maintenance in a commercial, retail or industrial environment with strong knowledge of building HVAC/R, plumbing, plectrical, BAS, and Fire & Life Safety Systems.
- Certificate of Building Environmental Systems preferred.
- High school diploma required.
- Embrace collaborative sharing of knowledge within a team environment.
- Driven to achieving results and continuously striving to deliver the highest performance through creative thinking.
- G class drivers’ licence
- Strong skills in Microsoft Office (Word, Excel, Outlook, etc.).

**Competencies**:

- Must be fluent in English, both orally and written.
- Excellent communication and customer service skills.
- Practice safe working habits at all times.
- Able to work from heights.
- Able to lift and carry objects up to and including 50 lbs., or if heavier, with assistance of co-workers or aids.
- Able to work independently with mínimal direction and able to respond quickly to emergency situations.
- Excellent time management skills and ability to prioritize work in order to deliver successful results within agreed upon time frames.
- Willingness to work overtime and respond to emergencies when required.

**Job Types**: Full-time, Permanent

**Salary**: Up to $60,000.00 per year
