Property Maintenance Technician

**Key Responsibilities**:

- Performs general preventive maintenance and corrective repair of buildings, industrial systems, equipment and grounds. Working independently or under close supervision, assists in monitoring building system operations and performance.
- Complete assigned tasks and work orders
- Performing repairs to rental properties as needed, during occupancy and during the transition of residents from units (turnovers);
- Complete renovations on buildings/units including:

- Drywall
- Countertop installation
- Flooring/Tiling
- Carpentry
- Painting
- Masonry
- Stucco
- Concrete
- Assists with troubleshooting and repairs of buildings and installed systems to include: plumbing systems, kitchen equipment, roofs, drains, HVAC, garbage chutes and compactor, etc.
- Monitoring and operation of the Building Automation System (BAS)
- Accurately track materials used and hours worked
- Document job progress with photos and detailed descriptions
- Keep work site clean and organized at all times
- Taking initiative when corrective action is necessary and removing any identified hazards
- Able to complete tasks in timely fashion on your own initiative
- Landscaping duties as required
- Class G2 license with a clean driving abstract a must
- Complies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety.
- Performs assigned day-to-day repairs, emergency and preventive maintenance.
- Maintains lighting systems throughout the facility, life safety systems, replacing bulbs and lamps as needed
- Locksmith tasks as needed.
- Responds quickly to emergency situations, summoning additional assistance as needed.
- Maintaining general upkeep of the properties to ensure all amenities are in good working order and operating to the satisfaction of our residents
- Handling keys and FOB’s to access a number of properties
- Work effectively independently or within a small team
- Other duties as assigned at various properties and locations

- Attention to detail

- Drywall taping, mudding, caulking, sanding
- Deck/fence repairs
- Lifting up to 100 lbs
- Basic plumbing knowledge
- Knowledge of some electrical
- Carpentry
- Basic heating/cooling knowledge
- Trouble shoot appliances
- Painting
- Installing doors, door closers, making adjustments
- troubleshooting doors/locks
- General Framing
- Organized
- Communication skills
- Any other maintenance & repair related skills are an asset
- Tools required
