**ASSET MANAGER**
Reporting to the Managing Partner, the **Asset Manager **will support the Asset Management (AM) and Fund Management (FM) teams with oversight of the operations and financial performance of the managed assets. The Asset Manager will play a leading role in a variety of related activities, including acquisitions and dispositions, financings, securing joint venture partners and partner/investor relations
The Asset Manager will work closely with the Colonnade BridgePort internal service teams including Investment Management (IM), Real Estate Management Services (REOC), and Development Management (DM) to achieve the asset strategy and maximize returns for the capital investors. The incumbent will play a key role in building robust and efficient asset management processes including tools and templates and technology-based systems to manage and execute objectives for individual assets and portfolios of assets.

**Responsibilities**:
- Monitor asset strategies to meet capital investment objectives.
- Work with the FM and IM teams, play a leading role in acquisitions, dispositions, financings, securing joint venture partners, and partner/investor relations.
- Support the FM team in various aspects of its activities, including deal sourcing/business development, capital raising, investor relations, and capital deployment.
- Play a proactive role in ensuring that the steps required to give effect to annual budgets and the relevant asset strategy are being taken on a timely and effective basis.
- Lead the review of the asset strategy annually, including making recommendations to adjust the strategy to meet the capital investment objectives.
- Lead the preparation of investor annual, semiannual, and quarterly reports.
- Assist and review in underwriting to provide internal valuations for use in an annual hold or sell analysis.
- Assist the Controller in the evaluation of tenant covenants.
- Monitor asset performance by way of regular meetings with the REOC team, review monthly reports and perform ongoing reviews of leasing activity, major expenses, and capital programs.
- Establish a regular review process with the REOC team for major capital upgrades and special projects.
- Assist in the review of leasing transactions for consistency with the underwriting, review offers to lease, lease agreements, amendments, extensions, etc.
- Review and approval of all construction projects such as landlord’s work, tenant inducements and ensure the proper tendering process is adhered to.
- Review the impact of significant leasing transactions on asset strategy.
- Work collaboratively with internal service providers (REOC, DM) to prepare annual leasing, operational and capital budgets together with supporting material that meet the asset strategy.
- Review underwriting models and prepare cash flow analysis and projections.
- Track market trends (e.g. capitalization rates, asset sales, interest rates).
- Assist with all Investment Committee, Asset Committee and Investor meetings.
- Assist in the mapping and scheduling of all key annual activities required as part of the AM agreement and mandates.
- Liaise with external professionals including brokers, appraisers, and legal advisors.
- Assist the Managing Partner with investor communications, distributions, meeting requests, cash calls and ad hoc investor inquiries.
- Assist with all Investment Committee, Asset Committee and Investor meetings.
- Assist in the mapping and scheduling of all key annual activities required as part of the AM agreement and mandates.
- Review and understand all asset management agreements as they relate to asset management responsibilities, authorities, and activities.
**Qualifications**:
- 5-10Years in Commercial Real estate in an investment management or asset management function
- Post-Secondary diploma or degree in Commerce, Finance, Economics, Real Estate or Business
- Obtained or pursuing a CPA/CFA designation or other similar designation considered an asset
- Strong business acumen and capability in financial modelling is essential
- Superior attention to detail and organizational skills
- Ability to handle multiple projects in a timely manner and work towards long-term deadlines
- Strong written, verbal, and interpersonal communication skills
- Ability to communicate with both senior internal and external contacts, including regular interaction with company shareholders
