The City of Toronto owns one of the largest, most complex and most valuable real estate portfolios in North America, encompassing 8,446 properties, 6,976 buildings, and over 105 million square feet across 11 real estate asset types, with approximately $1 billion in operating costs and $1 billion in capital costs each year. This makes the role of Manager, Portfolio Management within our Corporate Real Estate Management (CREM) Division a particularly exciting and challenging career opportunity.

In a fast-paced, high-volume environment, we manage multiple, complex real estate transactions on behalf of the City and its entities, to enable them to carry out their activities and meet their business needs. Our focus is on continuous improvement, through performance improvement and the development and implementation of sound management practices.
With the goal to maximize real estate value in pursuit of social, economic and environmental benefits while achieving value for the City, you’ll oversee the management of the City’s real estate portfolio and transactional work. Utilizing your extensive real estate expertise, you’ll manage a team of real estate professionals to modernize and harmonize day-to-day real estate management, and coordinate the strategic implementation of major real estate projects and transactions in collaboration with both internal and external stakeholders.
**Portfolio and Unit Oversight**
Drawing on your track record of success in planning, end-to-end deal negotiation and real estate portfolio management (all asset classes), you’ll develop and implement strategies, long-term plans, and comprehensive profiles of the City's real estate assets. You’ll determine and execute real estate strategies, processes and initiatives related to Unit-specific demand, program requirements, priorities and transactional needs, and develop processes and tools to increase efficiencies, improve the effectiveness of services provided by the Unit, as well as resource control and reporting, and ensure optimal financial administration and Unit effectiveness.
An integral part of your job as Manager will be to motivate and train Unit staff, administer the annual budget and supervise day-to-day operations, from scheduling, assigning and reviewing work, to ensuring effective teamwork, high standards of work quality and organizational performance, and promoting continuous learning, staff development and innovation. As a people leader, you’ll implement effective management and change management techniques and performance management processes, while ensuring the development of work plans, policies and strategies for the efficient delivery of expert real estate services.
**Leading Transformational Change**
Experienced in leading and achieving positive transformational change with and through people, you’ll contribute to the continuous improvement of unit performance through analysis and the development and implementation of sound management practices and procedures, and by providing unit staff with direction and guidance. Leading by example, you’ll set the overall strategic direction of the unit by establishing goals and both short-term and long-term objectives aligned with the City's strategic planning initiatives and financial targets, while setting multi-year work plans with annual benchmarks for staff integrating appropriate City strategic directions.
**Technical Expertise**
Acting as a valued source of expertise in all things real estate, you’ll provide oversight and direction on all types of property interests owned by the City of Toronto, Agencies, Corporations and Commissions under the scope of the unit and related real estate transactions. This will include developing terms of reference, undertaking feasibility studies, issuing proposal calls for real property assets, and managing the acquisition and disposal processes, including negotiating various types of real estate transactional agreements.
