Residential Building Superintendent

**About the Opportunity**
Waterloo North Condominium Corporation No. 70 is seeking a dedicated, professional **Superintendent** to manage the daily operations of our residential high-rise. As the primary on-site representative of the corporation, the Superintendent will ensure the smooth operation, cleanliness, and security of the property while delivering exceptional service to residents and stakeholders.
This is a live-in position, ideally suited for a dependable, service-oriented individual who understands the importance of discretion, building care, and resident satisfaction in a condominium environment.
**Key Responsibilities**
**Building Operations & Maintenance**
- Oversee and maintain the property’s interior and exterior common areas, including mechanical, electrical, and amenity spaces
- Sign contractors in and out of the building and check in on them while they are on-site
- Perform minor repairs, general upkeep, and cleanliness across all shared areas
- Monitor, maintain and update security systems and coordinate emergency response in accordance with fire, life safety, and site-specific protocols
- Ensure compliance with corporate policies, by-laws, and health & safety regulations
**Resident & Stakeholder Service**
- Provide courteous, timely assistance to residents while maintaining a professional and discreet presence
- Respond to service requests and amenities bookings in the online community portal
- Liaise with the Board of Directors, Property Management, and service vendors to report maintenance concerns and facilitate resolutions
- Schedule access for trades, deliveries, and inspections as required
- Record scheduling of trades and inspections in the online community portal
- Manage garbage, recycling, and bulk waste logistics in accordance with municipal guidelines
**Administrative & Preventative Duties**
- Maintain detailed logs and records of maintenance, inspections, and incident reports
- Monitor cleaning and repair supply levels, and place timely orders as needed
- Assist with elevator padding and party room reservations
- Remain available on-call for urgent matters, with backup coverage arranged for off-hours
- **Work Schedule & Compensation**:
- **Standard Hours**: 7:30 a.m. - 5:30 p.m., rotating schedule
**Qualifications & Attributes**
- Experience in residential building operations, maintenance, or hospitality preferred
- Computer savvy with knowledge of Windows 11, online condominium management systems, online security systems, Microsoft products, building security and fob systems
- Strong communication and organizational skills with attention to detail
- Professional demeanor with a service-first mindset
- Proactive, hands-on approach to problem solving and daily upkeep
- Must be physically able to perform maintenance tasks and respond to emergencies promptly
- Familiarity with the Condominium Act is an asset
- **On-Call Duty**: 5 days per week
- **Vacation**: 2 weeks (4% vacation pay)
- **Accommodations**: Two-bedroom Superintendent’s Suite (inclusive of heat, water, electricity)
- **Parking**: One designated space (if available)
Pay: $40,000.00 per year
