Building Superintendent

**Job description**

We have a great opportunity for a reliable and customer service focused individual to join our Janitorial team in creating clean and welcoming environments for our client and their residents.

Located: Brant Street and Elgin Street
- Burlington, ON

**Core Duties**

**Customer Service**
- Always ensuring a safe, clean, and welcoming environment
- Interacting with all residents, contractors, and building guests in a friendly, professional, and ethical way
- Responding to all resident inquiries, issues, and feedback promptly; escalating as needed

**Health & Safety and Building Security**
- Daily inspections of mechanical, electrical, and fire control systems
- Monthly checks and testing of emergency lighting, inverter, central battery, and lighting fixtures to meet the Ontario Building Code.
- Acting on safety precautions as needed during poor weather by shoveling, sanding, and salting sidewalks and building entrances, posting appropriate caution signage
- Initiating building emergency procedures for fire, flood, elevator entrapment, power outage, and mold remediation in a timely way using authorized outside service providers
- Meeting fire safety standards including weekly, monthly, and annual inspection and testing of systems
- Understanding and implementing WHMIS practices
- Ensuring all contractors and vendors follow hazardous materials safe handling guidelines
- Immediately reporting safety infractions, hazardous conditions, or damaged equipment to Area Manager and Property Manager
- Guaranteeing building security by controlling and protecting master keys
- Providing access and accompanying trades, inspectors, and/or other building maintenance personnel

**Maintenance**
- Performing or coordinating service and general repairs to common areas of building
- Light handyman/handywoman tasks such as painting
- Completing general maintenance in common areas such as parking garage, parking lots, rooftop, mechanical rooms, and shared facilities
- Ensuring all mechanical and exit doors are always secure and working properly
- Reviewing and evaluating repairs and maintenance requests to ensure they meet budgetary and operational expectations

**Cleaning**
- Keeping property and grounds clean and litter-free
- Cleaning main garbage disposal, compactor room floor, and compactor bins
- Maintaining the cleanliness and organization of all electrical, mechanical, and other work areas including supply rooms and storage areas

**Administration**
- Keeping all logs and inspection forms accurately and consistently
- Using building systems or processes to track and resolve service requests
- Coordinating Move-Ins and Move-Outs
- Receiving deliveries
- Ensuring the use of authorized contractors only

**What You Need to Succeed in this Role**
- Previous condominium building superintendent and property maintenance experience
- Willingness to be on-call
- Awareness of the Ontario Fire Code, Residential Tenancies Act, Privacy Act, Health and Safety standards, AODA, Ontario Building Code, and Municipal Property Standards By-Laws
- Familiarity with building machinery/equipment such as HVAC, emergency generators, sprinklers, boilers, and chillers
- Experience with initiating emergency procedures such as fire, floods, elevator entrapment, and power outage
- Ability to remain calm and focused in emergencies
- WHMIS certification is an asset

- Proficient English speaking and writing skills; other languages are an asset
- Ability to listen, understand, and respond to issues appropriately
- Strength to lift, as part of daily tasks, items up to 50 lbs./23 kg
- Capability to perform work requiring standing, walking, crouching bending, kneeling as well as repetitive tasks
- Eligibility to work in Canada with current documentation

Pay: $20.00 per hour

Expected hours: 40 per week

- Customer Service: 2 years (preferred)
- Interior Painting: 2 years (preferred)

- Class G Licence and Clean Abstract (
