**The daily road of a Commercial Property Administrator at Fix Network**

Real Estate/Leasing
- Coordinate delivery of lease related agreements among all relevant parties.
- Provide support, as required, to Commercial Real Estate Manager pertaining to the lease renewal process, ensuring timely execution and compliance.
- Oversee the execution and internal/external communications pertaining to new lease agreements and subleases, ensuring all necessary documentation is processed accurately and promptly.
- Provide back-up support to the Commercial Real Estate Manager in the preparation of subleases.

Facilities/Construction/Property Management
- Familiarity with reviewing commercial lease agreements to determine responsibility (landlord or tenant) for maintenance and repairs.
- Assist the Commercial Real Estate Manager in addressing internal inquiries related to property matters.
- With the guidance of the internal project manager, assist franchisees in sourcing trades for repairs and maintenance.
- Establish communications with various internal and external stakeholders for all work orders requiring repairs to the leased premises.
- Assist with all facilities related matters pertaining to the entire lease portfolio.
- Work with Commercial Real Estate Manager, Project Manager and respective business unit to create and update the master leasehold lists.
- Create and maintain annual audit system to schedule all regular service contacts (HVAC and Oil Water Separator), fire safety inspections and back flow separator as prescribed by applicable municipal requirements.

Finance/Insurance/General Administrative
- Work with insurance provider to ensure that proper insurance coverage is in place in accordance with the lease terms.
- Create and maintain annual audit system to ensure that updated certificates of insurance are collected from the franchisee/subtenant and delivered to landlords as required by the lease.
- Work alongside finance to manage invoicing from supplier to internal payables team including assurance that invoices are billed to the correct entity. This includes having suppliers complete the necessary forms for the payables system and obtaining void cheques for EFT payments.
- Maintain organized records of all lease-related documents and correspondence in employer supplied database.
- Other duties, relevant to the position, shall be assigned as required.

**The pilot we are looking for**:

- Minimum 5 years' experience with commercial real estate portfolio management, lease negotiation, and property management
- Bilingual (French and english) is strong asset.
- Excellent communication skills
- Proficient in using software and computer platforms
- Someone with great energy and a go-getter attitude
- A proactive person with a strong work ethic
